American Dream seeks a Corporate Leasing Attorney to manage legal matters for a large commercial real estate development. You will negotiate, draft, and revise a high volume of retail tenant leases, real estate documents, financing documents, and related agreements.

Responsibilities include coordinating with leasing agents, reviewing lease terms with the President, and negotiating ancillary lease forms. Must possess strong negotiation, communication, and contract drafting skills.

Qualifications

  • J.D. required, with 3–7 years practicing law in commercial real estate.
  • Specific knowledge of multi-unit Retail leasing is preferred.
  • Specific knowledge of commercial Real Estate is preferred.
  • Specific knowledge of commercial Real Estate Financing is a plus.
  • Experienced in contract negotiations.
  • Excellent written and verbal communication skills essential.
  • Proficiency in Microsoft Office applications.
  • Proven ability to multitask across multiple real estate files.

Job description

The Corporate Leasing Attorney will manage all legal matters for a large commercial real estate development, primarily negotiating, drafting and revising a high volume of retail tenant leases, real estate documents, financing documents, and all related agreements in a professional manner.

PRIMARY RESPONSIBILITIES
  • Communicate with leasing agents regarding lease documents and deals made with tenants or proposed tenants.
  • Assist leasing agents with prospective tenant proposals, including LOI’s and check restrictions.
  • Meet with leasing agents to review lease terms and status.
  • Review proposed and existing lease deals, lease modifications and completed leases with Company President, and react/respond to changes as requested.
  • Negotiate leases, lease modifications, waivers, subordination agreements, estoppels, and termination agreements with tenants, attorneys, and brokers.
  • Draft and revise new leases for new and existing tenants.
  • Collect information and exhibits from other departments for final lease review.
  • Visit leasing sites and attend lease negotiations off-site, as required.
  • Follow up on dates necessary once the lease is negotiated.
  • Answer questions regarding leases.
  • Negotiate ancillary lease forms, such as waivers, subordination agreements, estoppels, termination agreements, rental agreements, etc.
  • Maintain abstracts, lease summary charts, and awareness of lease terms, obligations and responsibilities required in each lease (such as meeting penalty and dead dates), and exclusives and restrictions so there are no violations of an existing lease.
  • Prepare post lease execution documents such as waivers, SNDA’s and TI allowance.
  • Provide assistance to departments regarding insurance claims, lease claims, tenant disputes regarding lease terms and collections.
  • Handle tenant defaults and litigation matters.
  • Negotiate other real estate documents, such as loan agreements, financing agreements, purchase and sale agreements, construction agreements, marketing agreements, consulting agreements and service agreements.
DESIRED QUALIFICATIONS
  • J.D. required, in addition to 3-7 years practicing law, with experience in commercial real estate.
  • Specific knowledge of multi-unit Retail leasing is preferred.
  • Specific knowledge of commercial Real Estate is preferred.
  • Specific knowledge of commercial Real Estate Financing is a plus.
  • Experienced in contract negotiations.
  • Excellent communication skills, both written and verbal a necessity.
  • proficiency in Microsoft Office applications.
  • Proven ability to multitask, managing up to multiple real estate files in an effective and efficient manner.
