About The Role
As a CBRE Controller,you will be responsiblefor the coordination and review of the accounting for a portfolio of officeproperties. Additionally, this position will be a key resource in the review ofsignificant accounting transactions to ensure compliance with GAAP, IFRS aswell as Tax requirements and will serve under a management and oversight rolein special projects as they arise. The position works closely with otherProperty Accounting and Regional leaders, business owners, Internal Audit,Company’s external auditor, and client’s FP & A, Asset Management andCorporate teams.

The position works closely with otherProperty Accounting and Regional leaders, business owners, Internal Audit,Company’s external auditor, and client’s FP & A, Asset Management andCorporate teams.
The Controller willcontinuously improve policies, processes, systems and controls as part of the CBRE’soperational excellence initiatives. This position will report directly to theSenior Controller and additionally to the respective Client Leadership Team forthe office property portfolio the Controller oversees.
What You\'ll Do
- Develop business partner relationships with client’sAsset Management and FP&A leaders while identifying opportunities toprovide services and enhance flow of communication and information with theaccounting team. Ensure regular and consistent communication and touchpointswith our client to ensure service performance level expectations are satisfiedand maintained.
- Partner with FP&Ato support Property Accounting teams in solutioning issues and providingtechnical guidance on accounting treatments, processes, and documentationrequirements.
- Support FP&A andAM teams with ad-hoc reporting requests (valuations, financing, tenant audit requests)by acting as the point of contact for the Property Accounting teams.
- Oversee the quarterly tasks related tointernal controls, financial reporting and auditor requests which includesvariance analysis and reviewing SOX packages.
- Facilitate closemeetings with Property Accounting teams to review financials and recommendaction items.
- Review balance sheetreconciliations and identify opportunities to improve efficiency and strengthenthe reconciliation process.
- Reviewcorporate-required reporting (e.g., NOI variance analysis, executive summariesetc.).
- Manage and coordinate the separate propertyand joint venture audit process to ensure compliance with deadlines.
- Liaise with the client’s Corporate team andExternal Auditors during Corporate and property audits, including coordinationof deliverables, schedules, confirmations, and audit support
- Review audit financialstatement templates and note disclosures.
- Participate in controlwalkthroughs and support teams in understanding control responsibilities;identify control weaknesses and recommend remediation actions.
- Review and approve non-standard/complexjournal entries prepared by the team. Review and approve periodic variancereporting for the assigned portfolio.
- Review and approve cash analysis and checkrun files. Approve check and wire requests up to approved dollar amounts.
- Ensure that service standards are met andreported accurately for the assigned portfolio. Calculate CBRE management feefor assigned portfolio
- Provide technical advice and training onaccounting systems.
- Act as a primary contact for internal andexternal auditors on accounting matters.
- Interpret current policies, practices, andplans and implement new operating procedures to improve efficiency.
- Ensures that systemsfollow acceptable accounting practices and applicable regulations.
- Apply deep knowledge ofmultiple disciplines, broad industry knowledge, and commercial awareness. Drivefinancial and functional performance within disciplines and across business.
- Lead by example and model behaviors thatare consistent with CBRE RISE values. Negotiate with senior management,customers, and external parties of divergent interests to reach an agreement ofstrategic importance while being guided by the business segment and theorganization\'s functional strategy.
- Provide formal supervision to employees.Monitor the training and development of staff. Conduct performance evaluationsand coaching. Oversee the recruiting and hiring of new employees.
- Coordinate and manage the team\'s dailyactivities. Establish work schedules, assign tasks, and cross-train staff. Setand track staff and department deadlines. Mentor and coach as needed.
- Conceptualize newmethods, techniques, processes, and standards across job disciplines orfunctions.

- Bachelor\'s degree in accounting or finance and 10+ years accounting experience, or equivalent combination of education and experience required.
- Prior experience in real estate accounting and analytics required.
- Requires proven knowledge of Generally Accepted Accounting Principles (GAAP) and Financial Accounting Standards Board (FASB) regulations including an understanding of financial terms and principles to include accounting methods: cash, accrual, fair value, and GAAP.
- Knowledge of real estate terms, definitions, and real estate analytical methodology.
