ACP operates through a joint venture structure, partnering with ADC Communities (a Walker & Dunlop subsidiary) to finance, develop, and preserve affordable multifamily housing across the U.S. and Puerto Rico.

Position Summary

The Controller reports to the President of ACRUVA Capital Partners and is responsible for the accuracy, timeliness, and integrity of ACRUVA’s financial records across its portfolio of single-asset entities, joint ventures, and the management company. Working closely with the President, the Senior Vice President of Development, and ACRUVA’s long-term financial partner ADC Communities, the Controller manages monthly close processes, construction draw accounting, partnership and LP capital account tracking, cash management, and the preparation of financial statements for lenders, LIHTC equity investors, and state Housing Finance Agencies.

The Controller also serves as ACRUVA’s primary point of contact for external auditors and tax preparers during annual audits, cost certifications, and partnership tax return preparation, overseeing project-level and corporate accounting across a multi-entity ownership structure of LIHTC, tax-exempt bond, and other affordable housing developments. The role supervises staff accountants and accounts payable coordinators as the team scales.

Multi-Entity Accounting & Financial Reporting
  • Maintain the general ledger and oversee monthly, quarterly, and annual close processes for ACRUVA’s portfolio of single-asset project LLCs/LPs, joint ventures, and the management company.
  • Prepare and review GAAP-basis financial statements (balance sheet, income statement, cash flow) for each entity, ensuring accurate intercompany eliminations and consolidations.
  • Maintain partner and member capital accounts, including LIHTC equity investor capital contributions, distributions, and allocations in accordance with operating and partnership agreements.
  • Track and reconcile developer fee accrual, payment, and deferral schedules across the portfolio.
  • Maintain fixed asset schedules, depreciation, and amortization for placed-in-service properties.
  • Prepare and process monthly construction draw requisitions (AIA G702/G703) for submission to construction lenders, ensuring accurate cost coding to budget line items and basis categories.
  • Track sources and uses of funds across each project’s capital stack, including construction debt, LIHTC equity installments, soft funds (HOME, SAIL, SHIP, CDBG), and developer equity.
  • Manage project-level bank accounts, including construction disbursement accounts, operating accounts, and reserve accounts (operating reserve, replacement reserve, debt service reserve).

  • Reconcile bank statements, construction loan ledgers, and title company disbursement statements monthly.
Budgeting, Forecasting & Variance Analysis
  • Support the development team in preparing and updating development budgets, operating budgets, and pro forma financial models for projects in pre-development, construction, and lease-up.
  • Prepare cost-to-complete and budget-to-actual variance reports for each active construction project; flag material variances to the development and construction teams.
  • Assist in preparing annual operating budgets for stabilized properties in coordination with property management.
  • Maintain a corporate-level operating budget for ACRUVA Capital Partners and monitor actual results against plan.
Cost Certification, Placed-in-Service & Tax Credit Compliance
  • Compile and organize cost certification documentation at construction completion, coordinating with ACRUVA’s CPA firm to support timely cost certification audits and IRS Form 8609 applications.
  • Track eligible basis, qualified basis, and applicable fraction calculations in coordination with tax credit accountants and legal counsel.
  • Maintain documentation supporting LIHTC, HOME, SAIL, SHIP, and other public subsidy compliance requirements at the financial reporting level.
  • Prepare 10% test certifications and carryover allocation financial documentation in coordination with the development team.
Audit, Tax & Investor Reporting
  • Serve as the primary point of contact for external auditors during annual financial statement audits for each project entity and the management company.
  • Coordinate with ACRUVA’s outside CPA firm on the preparation of partnership tax returns (Form 1065) and investor K-1s; provide accurate, well-organized supporting workpapers.
  • Prepare periodic financial reporting packages for LIHTC equity investors, lenders, and joint venture partners in accordance with operating agreement and loan covenant requirements.
  • Maintain compliance with lender financial covenants (debt service coverage, loan-to-value, reserve funding) and proactively flag any covenant risk.
  • Maintain and continuously improve ACRUVA’s accounting systems (QuickBooks and related platforms), chart of accounts, and entity-level reporting templates.
  • Establish and maintain internal controls over cash disbursements, vendor payments, and construction draw approvals.
  • Process accounts payable and approve vendor invoices; maintain organized digital recordkeeping with the Office Manager.
  • Train, mentor, and, as the team scales, oversee staff accountants or accounts payable coordinators.
  • Coordinate with ADC Communities on accounting support and predevelopment financing administration.
Education & Experience
  • 5–7 years of progressive accounting experience, with a substantial portion in real estate, affordable housing, or LIHTC fund/partnership accounting.
  • Bachelor’s degree in Accounting, Finance, or a related field required.
  • CPA license or active CPA candidacy strongly preferred; public accounting (audit or tax) experience with real estate or LIHTC clients is a significant advantage.
  • Direct experience with construction draw processing (AIA G702/G703) and multi-source capital stacks (LIHTC equity, construction and permanent debt, HOME, SAIL, SHIP, CDBG).
  • Experience preparing or supporting cost certifications and placed-in-service / IRS Form 8609 packages.
  • Experience with partnership accounting, including capital account maintenance, profit/loss allocations, and distribution waterfalls under LP/LLC agreements.
Technical Skills
  • Strong working knowledge of GAAP for real estate entities, including fixed assets, depreciation, and intercompany transactions across a multi-entity structure.
  • Proficiency in QuickBooks (or comparable real estate accounting platform such as Yardi, MRI, or Sage); advanced Microsoft Excel skills including financial modeling and reconciliations.
  • Familiarity with LIHTC program mechanics — IRC Section 42, eligible and qualified basis, applicable fraction, and the relationship between cost certification and final credit amounts.
  • Ability to read and apply operating and partnership agreements, loan agreements, and regulatory agreements as they relate to accounting, distributions, and reserve requirements.
  • Experience preparing audit workpapers and supporting external auditors and tax preparers through year-end and cost certification audits.
  • Familiarity with Davis-Bacon certified payroll review and other federal compliance documentation that intersects with project accounting is a plus.
