What You’ll Do
- Commercial Lease Review & Contract Administration
- Audit & Abstract: Review commercial lease agreements, renewals, amendments, and submetering contracts. Extract key terms (commencement, rent schedules, CAM charges, options) into our central tracking system.
- Financial Protection: Audit landlord billing statements, annual CAM reconciliations, and property tax assessments to catch overpayments and ensure strict contractual compliance.
- Critical Dates Management: Track key timelines—including option notices, lease expirations, and rent escalations—to ensure zero missed deadlines.
- Landlord Liaison: Serve as the primary operational point of contact for retail landlords and property management groups regarding lease interpretation and dispute resolution.
- Paralegal & Legal Operations Support
- Dispute & Small Claims Management: Research, prepare, and draft documentation for small claims disputes, store-level legal matters, and contract collection efforts under external/executive legal direction.
- Legal Correspondence: Draft demand letters, responses, settlement agreements, and formal correspondence.
- Docket & Records Tracking: File small claims paperwork, monitor court dockets, track ongoing cases through final resolution, and maintain central corporate compliance files and contract repositories.
What We’re Looking For
- Experience: 2+ years of commercial lease auditing, real estate contract analysis, or paralegal experience handling lease administration/small claims litigation.
- Financial Acumen: Strong proficiency in auditing CAM reconciliations, operating expenses, and commercial billing.
- Sharp Eye for Detail: Exceptional ability to interpret legal jargon, identify contractual risks, and keep complex projects organized.
- Communication: Firm yet professional communication skills for resolving landlord disputes and negotiating resolutions.
