Job summary

Oradeo Limited is seeking a Contract Quantity Surveyor to join a major residential development in West Dublin. You will own the commercial and financial management of subcontract packages, procurement, cost control, valuations and final accounts.

Working with Project Managers and site teams, you will drive profitability, monitor cash flows, and ensure contractual entitlements are recovered and risks mitigated. A minimum of 5 years’ QS experience is required.

Qualifications

• Relevant degree in Quantity Surveying or related field.
• Minimum 5 years’ experience in a QS or commercial role.
• Proven track record on residential/commercial projects.
• Strong contracts, cost forecasting and risk management knowledge.

Responsibilities

Oradeo Recruitment are seeking an experienced Contract Quantity Surveyor to join a leading construction contractor on a residential development in West Dublin. The successful candidate will take ownership of the commercial and financial management of subcontract packages, overseeing procurement, cost control, valuations and contractual administration from initial tender through to final account settlement. This is an excellent opportunity for an experienced Quantity Surveyor to play a key role in the commercial success of a major construction project.

Contract Quantity Surveyor Responsibilities:

• Prepare and manage tender packages, evaluate subcontractor submissions and lead negotiations through to the placement of subcontract agreements.
• Take responsibility for the commercial and financial management of subcontract packages from procurement through to final account settlement.
• Measure and quantify works on-site to support valuations, variations, cost reporting and subcontractor assessments.
• Assist in preparing cost forecasts, monitoring budgets and reconciling contract values to ensure commercial performance targets are achieved.
• Prepare and agree interim valuations and variations, ensuring all changes are fully substantiated and recorded throughout the project.
• Maintain and update projected final accounts, providing regular reports on commercial performance and potential cost exposure.
• Work closely with Project Managers and Site Management teams, providing commercial guidance and challenging decisions where necessary to maximise profitability and minimise risk.
• Protect the company’s commercial and contractual position by identifying, documenting and recovering all contractual entitlements.
• Identify commercial risks and opportunities, developing appropriate mitigation strategies and value-enhancement initiatives.
• Monitor cash flow performance, ensuring timely applications, payments and commercial recoveries.
• Support pre-construction and tendering teams with cost planning, tender analysis and commercial input where required.
• Demonstrate strong commercial awareness, accountability and a proactive approach to managing project finances.

Necessary Skills & Requirements:

• Relevant third-level qualification in Quantity Surveying, Construction Economics, Civil Engineering or a related construction discipline.
• Minimum of 5 years’ experience in a Quantity Surveying or commercial role, preferably with an established main contractor.
• Proven experience delivering residential, commercial, civil engineering or mixed-use construction projects.
• Experience managing subcontractor procurement, valuations, variations, cost control and final accounts.
• Strong understanding of construction contracts, commercial reporting, cost forecasting and risk management within a main contracting environment.
• Excellent interpersonal and communication skills, with the ability to build effective relationships with clients, consultants, subcontractors and project teams.
• Ability to work collaboratively with Site Management and project stakeholders while positively influencing commercial and contractual outcomes.
• Strong organisational, analytical, negotiation and problem-solving skills, with the ability to manage competing priorities.
• Proficient in Microsoft Office applications, particularly Excel, with experience using commercial management and project reporting systems.
• Strong commercial awareness and attention to detail, with the ability to take ownership of project financial performance.
