Job summary

ADP Middleware Test Company in Orlando, FL seeks a Contracts Manager to oversee contract preparation, commitment database maintenance, notices, lien resolution, and project registration.

You will prepare contracts for developers, monitor insurance certificates, ensure notices to owners are released, and produce cash projections and contract status reports.

Responsibilities

• Contract Preparation - Prepare Contractor, Subcontractor and Professional Services contracts for all Developer activities.
• Contract/Commitment Dbase Maintenance - Monitor all contract/commitment related activity including payment, schedule, compliance, disputes and resolution.
• Monitor Notices to Owner - Ensure service provider has released all Notices to Owner before approval for payment is issued.
• Monitor Insurance Certificates - Ensure all contractors have provided required proof of insurance. Monitor insurance certificates for proper coverage.
• Lien Resolution - Coordinate resolution of Claims of Lien. Determine if Lien can be discharged.
• Project Registration - Coordinate the preparation of documents for out-of-state Registration of Projects for sale.
• Reporting - Prepare all contract status and financial reporting. Oversee the maintenance of a tickler system and contract ST# and status log.
• Cash Projection - Must project cash needs for all contracted services.

Job description

Provides the Contracts Manager with the following: Contract Preparation, Contract / Commitment Dbase Maintenance, Monitor Notices to Owner, Monitor Insurance Certificates, Lien Resolution, Oversee Project Registration, Reporting, Cash Projection.

Contract Preparation - Prepare Contractor, Subcontractor and Professional Services contracts for all Developer activities. Issue contract numbers via Timberline software. Responsible for preparation of the Notice of Commencements, Notices to Proceed, Notices of Completion and Notices of Termination.

Contract/Commitment Dbase Maintenance - Monitor all contract/commitment related activity including but not limited to payment, schedule, compliance, disputes and resolution. Must prepare a weekly report to include milestone activity.

Monitor Notices to Owner - Ensure that service provider has released all Notices to Owner before approval for payment is issued. Provide Lender with reporting to satisfy loan requirements.

Monitor Insurance Certificates - Ensure all contractors have provided required proof of insurance. Monitor insurance certificates for proper coverage. Coordinate Owner Controlled Insurance Program enrollment.

Lien Resolution - Coordinate resolution of Claims of Lien. Determine if Lien can be discharged. Prepare the Satisfaction of Lien and/or coordinate such efforts with corporate counsel.

Project Registration - Coordinate the preparation of documents for out-of-state Registration of Projects for sale. Must assist with the assembly of any/all contract related work product related to the preparation of the POS.

Reporting - Prepare all contract status and financial reporting. Oversee the maintenance of a tickler system and contract ST# and status log.

Cash Projection - Must project cash needs for all contracted services.
