Construction Superintendent - Houston, TX

We are looking for a Construction Superintendent that is a self-starter with strong leadership skills. This person will be responsible for day-to-day progress on the jobsite as well as RFI’s, Submittals, scheduling, turnover to management, etc.

Additional job duties:

• Provides management oversight for all phases of ground up Multi-Family construction.
• Ensures the project is built in accordance with contracts, plans, specifications, subcontracts, purchase orders, etc.
• Facilitates communication throughout the project.
• Meets the schedule and budget.
• Strictly enforces OSHA standards.
• Interprets legal and construction documents and administers the prime contract.
• Develops and maintains project schedules.
• Applies basic estimating and quantity take-offs, produces detailed studies that support production budgets.
• Gathers, analyzes and interprets information on approval time, fabrication and delivery of all items.
• Develops and maintains project budget; project cost forecasts, labor management maintenance and control; monitors all expenditures with superintendent; analyzes cost reports and takes appropriate action; ensures accuracy of reporting; approves and prepares all scope changes and associated costs; establishes Schedule of Values for monthly billing; submits monthly billing; collects interim billings and final billing.
• Complete understanding of contracts and their application; prepares subcontracts, purchase orders and change orders; ensures all contract requirements are maintained throughout the project (safety documents, insurance, bond, etc).
• Ultimately responsible for all documentation on the project.
• Monitors job mobilization; possesses good technical knowledge of the construction process; evaluates the construction process.
• Controls and facilitates all project meetings.
• Ultimately responsible for successful project closeout, including contract requirements and work scope items (punch lists).
• Oversees and directs the work of their subordinates.
• Listens to, understands and effectively responds to Management needs and concerns.
• Develops and maintains positive relationships with Management.

Requirements:

• Must be local to Houston, Texas.
• Bachelor's Degree.
• Minimum 2 years’ experience supervising all phases of multifamily, housing or hotel construction.
• Understands and can interpret codes and UL assemblies.
• Computer skills: Outlook, Word, Excel, Microsoft Project.
• Must be able to read and understand plans and specifications.
• Great communication skills including verbal and written.
• Organized and detail-oriented.
• Works well with a team.
