Qualifications

• 5+ years in a Superintendent role on commercial projects.

• Ability to independently manage diverse projects (public, warehouse, tenant improvements, etc.).

• Valid driver's license and reliable transportation.

Responsibilities

Job description

Our client is looking for an experienced Superintendent to lead the successful completion of assigned commercial construction projects. The Superintendent is the on-site lead responsible for project safety, quality, and schedule and serves as a primary interface with the design team, Owner, subcontractors, and project team.

ESSENTIAL FUNCTIONS

• Manage project safety, quality, and schedule from kickoff through closeout.
• Ensure company standards for quality and safety are followed by the entire construction team.
• Mentor and develop other team members while effectively managing projects.
• Work collaboratively with the Project Manager, project team, and subcontractors.
• Establish and maintain strong relationships with clients, architects, engineers, subcontractors, and governmental agencies.
• Lead project setup, site logistics, field coordination, and project scheduling.
• Review project documents for constructability and content, including shop drawings.
• Maintain project records, including RFIs, ASIs, and as-builts.
• Supervise and coordinate subcontractors and client contractors.
• Develop and enforce site-specific safety plans.
• Coordinate building, subcontractor, and third‑party inspections.
• Conduct daily site walks and maintain daily reports and progress photos.
• Lead subcontractor, safety, pre-task, high-hazard, and OAC meetings.
• Utilize project management and scheduling software effectively.
• Independently manage projects with minimal dependence on the rest of the project team.

CORE COMPETENCIES

Scheduling: Develop and manage the overall project schedule from kickoff through closeout. Proactively identify and resolve schedule risks across all project phases and trade sequences.

Meeting Organization: Independently lead subcontractor, safety, and OAC meetings. Prepare agendas, drive productive discussions, and ensure action items are tracked and resolved.

QUALIFICATIONS

• 5+ years of experience as a Superintendent or equivalent role in commercial construction.
• OSHA 30-hour certification required.
• Strong understanding of commercial construction, site safety, planning, scheduling, and trade sequencing.
• Strong leadership, communication, initiative, teamwork, and mentoring skills.
• Ability to independently manage projects including public, warehouse, commercial, tenant improvement, build-to-suit, ground-up, and infrastructure work.
• Proficiency with Procore, Microsoft Project, Outbuild, Excel, and Bluebeam.
• Valid driver's license and reliable transportation.

PHYSICAL DEMANDS

The Superintendent must be able to walk construction sites, climb stairs, stand and sit for extended periods, communicate effectively in a construction environment, and lift/move up to 50 lbs. The role may involve exposure to varying weather conditions, dust, fumes, airborne particles, and loud noise.
