An established industry player is seeking a Superintendent to lead diverse construction projects from inception to completion. The ideal candidate will bring 7-10 years of experience, demonstrating expertise in construction methodologies and project management. $110k-130k per year, depending on experience.

Experience
Proven experience as construction project manager or superintendent. 7-10 years combined
experience preferred.
Kingsley + Co. is seeking a Superintendent to plan and supervise a breadth of construction projects from concept to completion. The best candidate must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve optimal results. An analytical mind and great organizational skills are a must. The Superintendent will ensure all projects are delivered on time according to requirements and without exceeding budget.
Including but not limited to:
Organize and oversee all pre-construction and construction procedures and activities, ensuring timely and efficient completion
Perform all pre-construction analysis and estimates, interacting with GCs and sub-contractors
Hire and collaborate with engineers, architects, etc. to determine the project specifications
Work with Kingsley and development partners to establish project scope, budget, and timeline
Negotiate contracts with external vendors to reach profitable agreements
Oversee the entitlement process: Obtain permits and licenses from appropriate authorities
Plan/schedule all pre-construction and construction operations to ensure deadlines are met
Create pool of potential sub-contractors and staff to fulfill project needs and present to upper
management
Supervise work of subcontractors/project superintendents, ensuring a safe, efficient site
Monitor construction progress and proactively adjust resources to ensure timely completion
Develop and monitor project financial budget. Includes approving invoices, change orders,
P&L monthly reporting, and invoice development
Ensure all required submittals are processed in a timely manner
Ensure adherence to all health and safety standards and report issues
Qualifications
Proven experience as construction project manager or superintendent. 7-10 years combined experience preferred.
In-depth understanding of construction procedures, material and project management principles
An innovative thinker with the ability to seamlessly transition from small-scale rehabs to multimillion dollar developments
Well-versed in quality, health, and safety codes and standards
Strong knowledge of scheduling software
Familiarity with construction/project management software
Outstanding communication and negotiation skills
Excellent organizational and time-management skills
A team player with leadership abilities
BS/BA in building science, construction management or relevant field
