Job summary

JRM Construction is seeking a Project Manager to lead project teams in delivering high-quality construction projects in Costa Mesa. The role requires coordinating scope, budget, schedule, and client expectations to achieve successful outcomes.

You will oversee activities, manage communications, review drawings and contracts, track progress, and ensure invoices and payments are handled efficiently. The ideal candidate demonstrates strong leadership and collaboration to drive project success.

Responsibilities

• Oversee the efforts of all project activities and personnel.
• Coordinate with the Estimating Department to formulate award schedules for trades during pre-construction.
• Acquire an understanding of project requirements and objectives; review drawings, specs, contracts, scope, and schedule.
• Coordinate and facilitate internal and building kick-off meetings with key participants.
• Prepare and issue project documents including progress reports, schedule updates, and budget updates.
• Initiate periodic meetings with project team and client to address unresolved problems and coordination needs.
• Forecast and track labor, managerial, and material costs to complete a project.
• Perform project status reviews by monitoring schedule, submittals/RFI logs, and open items.
• Monitor scope for changes affecting budget/schedule; inform client and negotiate fee changes as needed.
• Manage project budget, minimize and track expenses; provide finance reporting as needed.
• Ensure timely invoicing and monitor receivables for project and subcontractor pay schedules.
• Ensure subcontractors provide COIs meeting requirements prior to mobilization.
• Ensure punch list completion and Department of Buildings sign-off.
• Organize and deliver project close-out.
