Job summary

SelectLeaders client, a commercial and industrial real estate developer, seeks a Construction Project Manager (Director of Construction) to lead planning and execution from pre-construction through closeout. The Director will coordinate consultants and contractors, review information, monitor cost and schedule performance, resolve day-to-day issues, and escalate material risks to senior leadership.

Qualifications

  • 2–7 years of relevant experience in commercial construction, general contracting, construction management, engineering, architecture, development, or a related field.
  • Working knowledge of construction drawings, specifications, scopes of work, budgets, schedules, submittals, RFIs, change orders, and payment applications.
  • Ability to organize multiple priorities, maintain accurate records, and follow issues through resolution.
  • Strong written and verbal communication skills with the ability to work professionally with internal leaders, consultants, contractors, and field personnel.
  • Willingness and ability to maintain regular presence in the company's Houston office and at active project sites, with occasional travel and extended hours during critical project phases.
  • Valid driver's license and ability to travel to project sites.

Responsibilities

  • Support constructability and risk reviews from due diligence through construction documents.
  • Review drawings and specs to flag coordination gaps, scope ambiguity, and cost/schedule risks.
  • Track and resolve review comments with architects, engineers, and consultants.
  • Support value engineering while protecting design intent and asset performance.
  • Help develop preliminary budgets, schedules, and execution plans.
  • Coordinate architects, engineers, consultants, contractors, and internal stakeholders through design, permitting, construction, and turnover.
  • Track consultant deliverables and follow up on open items.
  • Prepare agendas, meeting notes, and action-item logs.
  • Support coordination with municipal authorities, inspectors, and utility providers
  • Support RFPs for contractors/consultants, including bid distribution, interviews, and reference checks.
  • Prepare bid tabs and scope comparisons; flag exclusions and inconsistencies.
  • Support contract, exhibit, and scope-of-work drafting and review.
  • Help ensure clear scope, complete documentation, and sound risk allocation before award.
  • Monitor contractor performance against contract, budget, schedule, quality, and safety requirements.
  • Conduct site visits and OAC meetings; document and follow up on corrective actions.
  • Review submittals, RFIs, change orders, pay apps, and schedules for accuracy.
  • Resolve routine issues and escalation significant risks promptly.
  • Maintain project records and provide concise status updates.
  • Coordinate punch-list, inspections, as-builts, O&M manuals, and warranty documentation.
  • Support turnover to Asset Management.
  • Manage warranty/post-completion issues through resolution.
  • Participate in post-project reviews and capture lessons learned.

Our SelectLeaders client, a privately held commercial and industrial real estate development company, is seeking a Construction Project Manager, internally called a Director of Construction to support the planning and execution of commercial and industrial development projects from pre-construction through closeout.

  • Bachelor's degree in construction management, construction science, civil engineering, architectural engineering, architecture, or a closely related field.
  • Experience with commercial or industrial projects, especially tilt-wall, warehouse, sitework, utilities, tenant improvement, or build-to-suit construction.
  • Prior experience with a general contractor, owner/developer, construction manager, design firm, or engineering consultant.
  • Exposure to permitting, municipal coordination, procurement, contract administration, and project closeout.
