Position Summary: The Construction Project Manager will oversee a ground‑up residential development from structural phase through completion. Responsibilities include budget control, schedule management, subcontractor oversight, contract administration, and regulatory compliance. This is a full‑time hybrid role based in Miami Beach, with regular on‑site presence (2–3 days per week).
Responsibilities
- Lead the project from structural phase through final completion and turnover
- Develop, maintain, and control the master construction schedule
- Oversee overall budget performance, cost tracking, and forecasting
- Review, negotiate, and manage change orders
- Review and approve subcontractor pay applications
- Execute and administer subcontract agreements
- Manage RFIs, submittals, and construction documentation
- Coordinate closely with the Superintendent to ensure field execution aligns with schedule and budget
- Monitor subcontractor performance and sequencing
- Conduct regular site visits (2–3 times per week)
- Identify and resolve construction and coordination issues proactively
- Ensure compliance with approved plans, specifications, and Florida Building Code
- Coordinate and support municipal inspections
- Provide structured reporting to ownership
- Lead coordination meetings and maintain organized project records
Qualifications
- Minimum 5 years of construction project management experience
- Proven ground‑up residential or townhome experience
- Experience managing projects in the $3M–$10M range
- Florida experience required, including knowledge of local permitting procedures
- Experience working within a general contractor structure
Education
Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field preferred.
Technical Competencies
- Strong understanding of construction sequencing
- Proficiency in Procore, MS Project, or equivalent platforms
- Solid cost control and forecasting skills
- Knowledge of Florida Building Code
Language
Russian‑speaking candidates preferred. English fluency required.
