Responsibilities

• Manage projects from turnover through final completion.
• Develop and maintain project schedules, milestones, and recovery plans.
• Coordinate subcontractors, inspections, deliveries, owner selections, and long-lead materials.
• Serve as the primary client contact throughout construction.
• Prepare and present change orders and respond to client questions.
• Monitor budgets, invoices, forecasts, and project profitability.
• Review construction documents and confirm scopes of work.
• Maintain BuilderTrend records and project documentation.
• Track change orders, RFIs, selections, procurement, inspections, meeting minutes, and owner communications.
• Perform periodic quality inspections and coordinate corrective work with the Site Supervisor.
• Coordinate final inspections, owner orientations, warranties, manuals, punch-list completion, and final billing.
• Immediately communicate safety incidents, schedule concerns, subcontractor failures, quality issues, and budget variances.
• Attend weekly GSR meetings and provide accurate project-status reporting.

Construction Project Manager

Location: Bald Head Island, North Carolina. Projects are primarily located on Bald Head Island and require daily ferry transportation. Candidates should be comfortable working within the island's unique logistical environment.

We are seeking an experienced Project Manager to oversee the successful execution of assigned construction projects from turnover through final completion. This position coordinates schedules, budgets, client communication, procurement, documentation, subcontractors, and project closeout while working closely with the Construction Manager and Site Supervisor. The successful candidate will bring strong organization, financial awareness, leadership, and communication to every project.

Qualifications

• Minimum of 5+ years of experience in project management.
• Proven project management experience in custom residential, luxury residential, or mixed-use construction.
• Strong knowledge of construction scheduling, budgeting, procurement, change orders, and project closeout.
• Experience coordinating subcontractors, inspections, material deliveries, and owner selections.
• Strong client-facing communication and relationship-management skills.
• Ability to interpret plans, specifications, scopes of work, and construction documents.
• Experience with BuilderTrend or comparable construction-management software.
• Highly organized, accountable, and comfortable maintaining detailed documentation.
• Ability to identify project risks early and recommend practical corrective actions.
• Strong commitment to quality, safety, professionalism, and teamwork.
• Valid driver's license required for operation of company-provided vehicles or other transportation as needed for job duties.
• Company-paid ferry transportation is provided for required work-related travel to and from Bald Head Island.

Pay and Benefits

• Full-time, W-2 employment.
• Annual base salary of $80,000, paid weekly through direct deposit.
• Eligibility for a discretionary annual performance bonus based on schedule, quality, budget, and safety results.
• Company cell phone or phone allowance provided upon hire.
• Benefits eligibility begins after 90 days of employment, subject to applicable plan terms and eligibility requirements.
• Company gas card for approved business-related travel.
• Seven days of paid vacation annually.
• Paid major holidays and paid leave from Christmas Day through New Year's Day, subject to project needs.
• Eligibility for company-sponsored medical, dental, and vision coverage, subject to applicable plan terms and eligibility requirements.
• Annual work-footwear reimbursement.
• Company-provided shirts, pullovers, and jackets as needed.
• Company-paid, pre-approved continuing education, certifications, and role-related training.
• A company golf cart may be provided for Bald Head Island operations.
• Relocation assistance may be considered for an exceptional candidate.
• Standard schedule of Monday through Friday, approximately 7:00 a.m. to 3:45 p.m.; extended hours may occasionally be required based on project needs.
