JOB SUMMARY:

The Project Manager is responsible for providing managerial leadership for Campus CMG while maintaining client satisfaction. This position requires the individual to fully manage construction projects, as well as to direct, mentor and support team members in their daily work, while demonstrating Campus CMG's corporate philosophy of outstanding business ethics and principles.

REPORTS TO: Project Executive/Sr. Project Manager

ESSENTIAL FUNCTIONS:

General

  • Achieves client satisfaction by meeting or exceeding client expectations, including Owners, Architects, Engineers, Prime Contractors, and Employees.
  • Supervises and directs overall project activities as assigned by the Project Executive/Sr. Project Manager, including but not limited to, planning and coordinating departmental activities with others; problem resolution; and ensuring all company/project policies, procedures, and standards are maintained.

Project Management

  • Reviews documents generated during the stages of the design process and provides feedback to the Architect/Engineer to ensure documents are complete and to minimize or eliminate potential change orders after contracts are awarded.
  • Develops front end document sections (Ex. Multiple Contract Summary, Milestone schedule, sample contract, General Conditions, Temporary Facilities etc.); for inclusion in the specification manual.
  • Manages the bidding process, recruits’ contractors for bidding each contract, conducts a pre-bid meeting, and tallies the bids to compare against the budget estimates.
  • Conducts de-scoping meetings of the apparent low bidders, and recommends contract awards to the Owner.
  • Manages the Submittal process with each prime contractor, to be sure that each submittal required is received and approved by the Architect/Engineer in a timely manner.
  • Manages the Request for Information (RFI) process, and ensures the Architect/Engineer responds to a contractor’s questions in a timely manner.
  • Manages the Request for Proposal (RFP) process, receives and reviews contractor change requests to recommend acceptance or rejection, and oversees preparation of contractor change orders, as needed.
  • Assist in preparation of Pre-Construction Report and assist with the development of the Recommended Bid Alternate list to maintain the project budget.
  • Manages the preparation of Constructability Report by review and plans and specifications to ensure that Construction Documents will work with the proposed construction contracts.
  • Manages the project closeout process, tracks and receives each closeout item required, prior to release of final payment to the Contractor.
  • Manages the development of CM’s deficiency list prior to development of Architect/Engineer punchlist.
  • Manages the 11-month warranty process to ensure final client satisfaction.
  • Assists the Architect/Engineer in the development of project punchlists and monitors the completion of those lists, prior to release of a contractor’s final payment.

Leadership

  • Conducts meetings during construction such as: pre-construction meetings, scheduling meetings, bi-weekly project meetings, monthly Owner-Architect-CM (OACM) meetings, and all other special meetings required; drafts and distributes meeting minutes.
  • Participates actively in the solicitation and procurement of new and future employees.
  • Ensures that Campus CMG’s Standard Operating Procedures (SOP) are followed.

Scheduling

  • Collects project schedule input from each prime contractor; and develops the master construction schedule.
  • Updates and reviews the master schedule at regular intervals during the construction.

Financial/Budget

  • Tracks the Project Budget, Incidental Budget, Contractor payment applications, and Contractor Change Requests to be sure that the project stays within budget.
  • Reviews each contractor’s draft copy payment application to be sure that percentages billed match actual installations; signs and processes each contractor’s payment application.
  • Assists in preparation of Cost-To-Complete (CTC) reports at regular intervals during a project to monitor profitability of the project.
  • Responsible for active solicitation and procurement of new work and future clients.

Communication

  • Acts as a liaison between the Owner, Architect/Engineer, and the Contractor and manages the flow of communications.
  • Drafts and distributes contracts to each awarded contractor.

ADDITIONAL RESPONSIBILITIES:

  • Accomplishes all other duties and tasks as appropriately assigned or requested.

EDUCATION & EXPERIENCE:

  • Bachelor’s degree required in Business, Construction Management, or Engineering or an equivalent combination of related work experience, training and/or education sufficient to successfully perform the essential duties of the job.
  • Preferred minimum of ten (10) years of construction work experience, with five (5) years of experience managing people and projects.
