Koors Contracting, a Baltimore-based commercial contractor, seeks a Construction Project Manager to lead interior construction and renovation projects from kickoff to close-out. The role emphasizes precision, professionalism, and client-focused delivery across the Baltimore and DC Metro area.

You will collaborate with owners, design professionals, and our team to ensure high-quality results, manage budgets and timelines, and uphold safety standards and regulations, while driving project success.

Qualifications

• Understanding of commercial construction means & methods, safety standards and OSHA guidelines.
• Proficiency in project management software to create and manage detailed schedules.
• Ability to manage budgets and identify cost-saving opportunities.
• Strong leadership to guide teams and maintain morale.
• Excellent verbal and written communication with stakeholders.
• Diplomacy to resolve disputes and maintain momentum.

Responsibilities

• Collaborate with owners and design professionals; act as primary liaison between Koors Contracting and owners, vendors, and team members.
• Assemble and maintain project budgets.
• Draft and negotiate contract agreements with owners.
• Source work through subcontractor network and negotiate subcontract agreements.
• Establish and maintain project schedules.
• Manage submittal process.
• Generate and process monthly invoicing and subcontractor billing.
• Monitor project progress and provide periodic reporting to ensure on-time, on-budget delivery.
• Manage close-out process.

Job Responsibilities:

As a Construction Project Manager, you will be responsible for managing all aspects the construction process. Job responsibilities include:

• Collaborate with owners and design professionals and act as primary liason between Koors Contracting and its owners, vendors, and team members.
• Assemble & maintain project budgets.
• Draft and negotiate contract agreements with owners.
• Source work through subcontractor network and negotiate subcontract agreements.
• Establish and maintain project schedules.
• Manage submittal process.
• Generate and process monthly invoicing and process subcontractor billing.
• Monitor project progress and provide periodic reporting as required to ensure project is on time and on budget.
• Manage close-out process

Required Qualifications:

• Understanding of commercial construction means & methods, safety standards and OSHA guidelines, local building codes and permitting processes.
• Proficiency in tools like MS Project or Primavera to create and manage detailed project schedules and other project management software such as Procore, Bluebeam, or equivalent.
• Ability to manage budgets effectively and identify cost-saving opportunities.
• Resourcefulness in resolving issues efficiently to keep projects on track.
• Proven ability to lead and inspire teams, maintaining high morale and productivity.
• Excellent verbal and written communication skills for clear collaboration with stakeholders.
• Skilled at diplomatically resolving disputes to maintain harmony and project momentum.
• A professional and positive demeanor focused on meeting client needs and expectations.
• Ensures every element of the project is executed to the highest standards.
• Ability to prioritize tasks and manage overlapping responsibilities.
