Job summary

McCulloh Consulting is seeking a Construction Project Manager to lead commercial projects in the Seattle, WA area. The role involves managing from planning through closeout, coordinating with clients, architects, and subcontractors, and ensuring budgets and schedules are maintained.

Qualifications

  • Strong understanding of commercial construction processes, materials, terminology, equipment, and project flow.
  • Ability to read blueprints, structural drawings, plan sets, and project documents.
  • Strong communication skills with clients, subcontractors, vendors, field crews, and internal leadership.
  • Ability to lead meetings, resolve conflicts, make decisions, and keep people aligned.
  • Strong cost management, risk management, organization, and follow‑through.
  • Ability to work independently while staying aligned with senior project leadership.

Responsibilities

  • Manage commercial construction projects from planning through closeout.
  • Serve as main contact for clients, architects, subcontractors, vendors, field crews, and internal teams.
  • Read and interpret blueprints, structural drawings, plan sets, and project documents.
  • Build and maintain project schedules and budgets.
  • Estimate construction management and self‑perform work items.
  • Review, negotiate, and coordinate with vendors, suppliers, and subcontractors.
  • Prepare project proposals, clarifications, alternates, and value‑engineering options.
  • Support owner contract negotiations with senior project leadership.
  • Review and process subcontracts, subcontractor change orders, RFIs, submittals, change proposals, and owner change orders.
  • Lead onsite meetings and prepare clear project meeting minutes.
  • Identify project risks, field issues, delays, cost impacts, and safety concerns early.
  • Prepare client billings, review subcontractor payments, and submit cost projections.
  • Support quality control, punch list, and project closeout.
  • Supervise, train, assign work, and support Project Engineers.
  • Maintain on‑site presence and interact regularly with office teams, clients, subcontractors, and active construction job sites.

About the Role

This role is ideal for a commercial construction professional who can lead projects from start to finish, manage schedules and budgets, coordinate subcontractors, communicate with clients, and keep project teams on track.

The successful candidate will be organized, steady under pressure, comfortable leading meetings, and able to solve problems before they impact cost, schedule, quality, or safety.

What You Will Do
