Job summary

Dwell West Homes in San Diego is seeking an experienced renovation project manager to oversee our flip and rental investments. You will coordinate multi-site renovations, manage budgets, and ensure on-time, on-budget delivery while upholding quality.

The role requires strong problem-solving, attention to detail, and the ability to work independently with vendors, architects, and city officials. A proactive, team-focused mindset and willingness to drive to project sites are essential.

Responsibilities

• Diligently manage renovations to ensure they are on time and on budget.
• Create a budget and scope of work for every renovation project.
• Review inspections and complete diligence during the purchase of new homes.
• Work with architects and municipalities with regard to plans and permits.
• Continually seek out and hire new general contractors and sub-contractors.
• Manage contractors, workers, and sub-contractors on active renovation projects.
• Negotiate and look for ways to save costs without jeopardizing quality.
• Conduct weekly property inspections and report into company project management software.
• Conduct punch walks at the end of the project and ensure quality control prior to marketing.
• Verify draw schedules and invoices with Accounting.
• Oversee ongoing maintenance or repair items during ownership of both flips and rentals.
• Work with internal Asset Managers on property sales by advising on repair requests and seeing them through to completion and providing disclosure insight.
• Be willing to do tasks outside your job description and be resourceful.

Compensation

$100,000 - $125,000 yearly

Qualifications

• POSITION REQUIREMENTS:

• Spanish-speaking is a plus but not a requirement
• GC and other licenses are a plus but not a requirement
• Proficiency with Google Business Suite, Microsoft Outlook, Word, and Excel
• Familiarity with Asana, Slack, Company Cam, Sketch Up/CAD as plus
• Reliable transportation and willingness to drive extended distances every week
• A pre-employment background check and drug screen may be required
• PHYSICAL & MENTAL DEMANDS & WORK ENVIRONMENT:
• Sitting, standing, walking, bending, twisting, kneeling, reaching above and below shoulder, grasping, squeezing, fine manipulation, mouse and keyboard use. Lifting, carrying, pushing, and pulling.
