The Position:

Terra is currently seeking an experienced commercial construction Project Manager (PM) to join its Team.

Position Summary:

This position will be responsible for planning, directing, and coordinating activities of multiple construction projects to ensure that objectives of the projects are accomplished by performing the duties and responsibilities listed below. This would include estimating, budgeting, managing budgets and schedule development, permitting, construction and project closeout.

Essential Duties and Responsibilities:

• Prepare budgets, detailed cost estimates, bids and proposals as required for each project to ensure overall project objectives and client needs are met.
• Complete pre-bid site inspections to provide detailed proposals to clients.
• Prepare owner contracts, trade partner contracts, submittals, RFIs and all other pre-construction paperwork, as necessary.
• Procure trade contractors, materials & suppliers to ensure project milestones and completion dates are met.
• Prepare meeting agendas, lead meetings, and provide detailed documentation of the meeting minutes.
• Track and monitor overall construction schedule.
• Ability to practice Lean Construction Principles.
• Work with project team to obtain inspections with local code enforcement officials and/or secure Certificate of Occupancy.
• Review and prepare weekly and monthly project reports, including the status of progress, contracts, projected costs, and potential changes.
• Effectively communicate with the owner, building management, design team, all team members, coworkers, trade partners and suppliers to maintain an efficient, organized, and well-run project.
• Adhere to and promote Terra’s Safety and Quality Control practices and policies.
• Generate and manage timely completion of all punch list items and do final walk through with client. Prepare and provide client with project closeout package.
• Perform other duties as assigned.

Required Knowledge, Skills, and Abilities:

• Ability to provide preconstruction support & project proposal presentations.
• Independently able to manage a complete project from onset through completion.
• Ability to understand project scheduling and cost control.
• Ability to read and understand project owner specifications and drawings.
• Ability to identify and resolve problems promptly while looking for ways to continuously improve.
• Ability to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service.
• Be client-driven, display a high-level of professionalism, honesty and respect and aspire to “do the right thing” at all times.
• Foster and build relationships with owners, design partners, trade partners and suppliers.
• Reliable, results-oriented and self-directed.
• Demonstrated computer proficiency in Microsoft 365 and Microsoft Project. Knowledge of project management software such as Procore is required, knowledge of CMIC is a plus.
• Excellent verbal and written communication skills, including ability to effectively communicate with coworkers and internal and external customers.
• Ability to maintain compliance with all company policies and procedures.

Education and Experience Requirements:

• Bachelor’s degree in construction management, construction engineering, civil engineering, or equivalent education and experience sufficient to perform the essential duties of the job.
• Minimum of 5 years of related experience managing commercial construction projects with a proven record of successful outcomes.

Preferred Knowledge, Skills, and Abilities:

• Proficient in Procore
• Experience working in CMIC software
• Occupational Safety and Health Administration (OSHA) 10 and/or 30-Hour Training
• First Aid and CPR Training

Other:

• Valid Driver's License, have access to a vehicle, ability to maintain a satisfactory Motor Vehicle Record, and ability to adhere to Terra’s Vehicle Policy.
• Travel and temporary relocation to project sites within Minnesota may be required.

• Travel to and navigate between building floors of tenant spaces and job sites and attend off-site meetings

In addition to our generous benefits package, the salary range for this position is $80,000 to $150,000. Your final base salary will be determined by several factors, including skills, education, and experience. While compensation will be based on individual qualifications, most offers would not be at the top of the scale. We also prioritize pay equity among our team members when making final compensation decisions.
