Job summary

Arena Family of Companies in Las Vegas is seeking an experienced Project Manager to oversee ultra-luxury custom residential projects with eight-figure values. This on-site role reports to the core team and collaborates with architects, designers, consultants, and craftsmen to deliver extraordinary homes.

You will lead preconstruction through closeout, manage budgets and schedules, coordinate with design teams, and maintain proactive owner communications to ensure exceptional turnover experiences.

Qualifications

  • Direct luxury custom residential construction experience required.
  • 5 to 7+ years of Project Management experience.
  • Projects valued at $10 million+ required, $20 million+ strongly preferred.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.

Responsibilities

  • Manage one to two high-end custom residential projects.
  • Lead projects through preconstruction, procurement, construction, and closeout.
  • Manage estimating, budgets, cost reporting, forecasting, and project billings.
  • Lead subcontractor bidding, leveling, scope review, buyout, and contract management.
  • Oversee RFIs, submittals, purchase orders, change orders, and project documentation.
  • Develop and manage master schedules, procurement schedules, and project milestones.
  • Work closely with field leadership to resolve constructability and coordination challenges.
  • Coordinate architectural, structural, MEP, interior-design, and specialty scopes.
  • Maintain proactive communication with owners, architects, designers, consultants, and subcontractors.
  • Manage client expectations while protecting quality, schedule, budget, and contractual requirements.
  • Drive project closeout and ensure an exceptional owner turnover experience.

Project Manager, Ultra-Luxury Custom Residential

Las Vegas, NV | Full-Time | On-Site / Project Based

Target Compensation: $120,000 to $175,000 Base + Bonus Potential

A nationally established luxury custom residential builder is expanding its presence in the Las Vegas market and seeking an experienced Project Manager to help deliver an extraordinary pipeline of private residential construction.

The projects under development in this market are significantly beyond traditional custom-home construction in both scale and technical complexity. Candidates will have the opportunity to manage highly sophisticated residences with eight-figure construction values and collaborate with prominent architects, designers, consultants, craftspeople, and specialty subcontractors.

The Opportunity

This is an opportunity to become part of the core team building a growing luxury residential operation in Las Vegas, while benefiting from the resources, systems, leadership, and support of an established organization.

You will not be expected to manage the entire project in isolation. Project Managers work alongside dedicated Superintendents and project support professionals.

Qualifications

  • 5 to 7+ years of Project Management experience
  • Strong ground-up custom-home or estate construction experience
  • Projects valued at $10 million+ required, with $20 million+ strongly preferred
  • Advanced understanding of scheduling, budgeting, procurement, RFIs, submittals, change orders, contracts, and forecasting
  • Experience managing demanding private clients and design teams
  • Strong knowledge of complex custom construction means and methods
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
  • Proficiency with relevant construction management and document-control technology
Relocation

Candidates already established in the Las Vegas market are highly desirable. However, relocation or long-term project relocation may be considered for an exceptional luxury residential professional who is prepared to commit to the market and project.
