Job summary

W.E. O'Neil Construction is seeking a Construction Project Manager to lead the delivery of complex construction projects in the San Fernando Valley with full accountability for safety, quality, schedule, contract compliance, and profitability from preconstruction to closeout.

The role reports to senior management and requires managing budgets, schedules, and project teams, while fostering strong relationships with clients, consultants, and subcontractors across the project lifecycle.

Qualifications

• 7+ years of progressively responsible construction industry experience.
• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent.
• Demonstrated success managing project contracts, financial performance, client relationships, and project teams.
• Proven ability to lead larger or more complex projects and project teams.
• Advanced understanding of project delivery, scheduling, procurement, and risk management.
• Proficiency with MS Office and construction mgmt platforms (Procore, CMiC, Navisworks).
• OSHA 30-Hour certification, or ability to obtain within company timelines.

Responsibilities

• Champion project safety, quality, scheduling, and risk management throughout the project lifecycle.
• Lead schedule planning, monitoring, and recovery efforts, identifying and mitigating risks to scope, cost, and schedule.
• Administer prime contracts, subcontracts, purchase orders, and change management processes.
• Maintain budgeting, forecasting, billing, cash flow, and financial reporting.
• Lead, mentor, and develop Assistant Project Managers and Project Engineers.
• Serve as a trusted advisor to clients, consultants, and subcontractors and build relationships.
• Apply advanced construction means-and-methods knowledge to guide planning and field execution.
• Integrate VDC/BIM initiatives with constructability and schedule.
• Lead turnover, commissioning, and closeout activities.

Description

W.E. O'Neil Construction is looking for a Project Manager to lead the delivery of complex construction projects in the San Fernando Valley— with full accountability for safety, quality, schedule, contract compliance, and profitability from preconstruction through closeout. This is an independent, high-ownership role: you'll manage project financial performance, lead subcontractor and stakeholder relationships, and serve as the primary point of contact for clients, consultants, and project teams throughout the project lifecycle. Multifamily or senior living project experience is a plus.

Reports to the Senior Project Manager, Project Director, Project Executive, or other assigned supervisor. Works closely with Superintendents, project teams, clients, consultants, subcontractors, and suppliers.

Key Responsibilities

• Champion project safety, quality, scheduling, and risk management throughout the project lifecycle, partnering with field leadership on safety and quality expectations.
• Lead schedule planning, monitoring, and recovery efforts, identifying and mitigating risks to scope, cost, and schedule.
• Administer prime contracts, subcontracts, purchase orders, and change management processes, including contractual communications and dispute resolution.
• Maintain full accountability for project budgeting, forecasting, billing, cash flow, and financial reporting, correcting variances as needed.
• Lead, mentor, and develop Assistant Project Managers, Project Engineers, and other project team members.
• Serve as a trusted advisor to clients, consultants, and subcontractors, building relationships that drive repeat business.
• Apply advanced construction means-and-methods knowledge to guide project planning, subcontractor coordination, and field sequencing.
• Integrate VDC/BIM initiatives with constructability, schedule, and field execution strategy.
• Lead turnover, commissioning, and closeout activities through successful project completion.

Skills, Knowledge and Expertise

• 7+ years of progressively responsible construction industry experience.
• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or an equivalent combination of education and experience.
• Demonstrated success managing project contracts, financial performance, client relationships, and project teams.
• Proven ability to lead larger or more complex projects and project teams.
• Advanced understanding of project delivery, scheduling, procurement, and risk management.
• Proficiency with Microsoft Office and construction management platforms such as Procore, CMiC, and/or Navisworks.
• OSHA 30-Hour certification, or ability to obtain within established company timelines.
