Job description

ESTIMATOR / PROJECT MANAGER Luxury Custom Residential Construction. Dallas, Texas

My client, a premier ultra-luxury custom homebuilder, is seeking an experienced Estimator / Project Manager to play a key leadership role in the construction of exceptionally high-end custom residences. This opportunity is ideal for a seasoned construction professional who understands that successful luxury homebuilding requires rigorous cost control, proactive scheduling, exceptional coordination, and uncompromising attention to quality.

Managing a portfolio of approximately six active homes, this individual will drive projects from preconstruction through completion, with primary responsibility for estimating, job-cost management, purchasing, scheduling, procurement, subcontractor coordination, and project execution.

Key Responsibilities

  • Prepare detailed conceptual through construction-document estimates and accurate line-item job-cost budgets.

  • Perform quantity takeoffs and reconcile architectural, structural, engineering, interior-design, and specialty plans to identify scope gaps and cost exposure.

  • Develop bid packages, solicit and level proposals, negotiate pricing, and select highly qualified subcontractors, artisans, fabricators, and suppliers.

  • Maintain accurate cost-to-complete forecasting and identify potential overruns before costs are incurred.

  • Create and actively manage master construction schedules, procurement schedules, long-lead items, decision deadlines, and critical-path milestones.

  • Coordinate architects, designers, engineers, Superintendents, consultants, subcontractors, vendors, and suppliers, holding all parties accountable for commitments and deadlines.

  • Manage purchasing, change orders, invoices, allowances, budget variances, and financial controls.

  • Anticipate constructability, procurement, scheduling, and field issues and drive them to resolution.

  • Provide clear project reporting and communicate effectively with clients, leadership, and design professionals.

Qualifications

  • 7+ years of residential construction experience involving estimating, purchasing, project coordination, and/or project management.

  • Meaningful luxury custom-home experience strongly preferred.

  • Proven ability to manage complex budgets, schedules, subcontractor buyout, scope development, change orders, and cost forecasting.

  • Advanced ability to interpret architectural, structural, civil, MEP, interior, landscape, and specialty drawings.

  • Advanced Excel and Bluebeam skills.

  • Highly organized, proactive, persistent, detail-oriented, and comfortable holding project participants accountable.

The Opportunity

This is not a production-homebuilding role. It is a hands-on leadership opportunity within a low-volume, exceptionally high-value custom residential environment where craftsmanship, financial discipline, client service, and execution matter equally. If you have built your career managing the complexity and exacting standards of luxury custom residential construction, we want to hear from you.
