Job summary

Elios AI is seeking a Construction Project Manager to oversee owner-side projects in Dallas, ensuring budget, schedule, procurement, and turnover are controlled from preconstruction through closeout.

You’ll represent the owner in meetings, manage change orders and RFIs, and keep detailed documentation while coordinating with architects, engineers, and inspectors. On-site role with significant responsibility and client-facing accountability.

Qualifications

• 7+ years managing commercial, institutional, or public construction projects.
• Bachelor's degree in construction management, civil engineering, architecture, or equivalent field experience.
• Track record on projects in the $10M+ range or multiple concurrent projects.
• Knowledge of AIA contract documents, CSI divisions, and public procurement requirements.

Responsibilities

• Own delivery on assigned projects end to end: preconstruction, budget, schedule, procurement, construction administration, and closeout.
• Represent the owner in the field and in meetings with contractors, design teams, and stakeholders.
• Review and negotiate change orders, RFIs, and submittals and maintain cost discipline.
• Track cost and schedule against baseline and surface variances early.
• Manage relationships with architects, engineers, general contractors, and inspection teams.
• Support bid evaluation, contractor selection, and procurement strategy.
• Keep documentation (minutes, daily reports, pay apps, closeout packages) audit-ready.
• Partner with internal program management and mentor junior PMs and coordinators.

About the Role

We're hiring a Construction Project Manager to run projects from preconstruction through closeout on behalf of the owner, not the general contractor. You'll carry budget, schedule, procurement, and turnover on your assigned work, and you'll be the person clients call when they want a straight answer about where a project actually stands.

The client is a program and construction management firm that represents owners across aviation, healthcare, education, and transportation projects. They sit on the owner's side of the table, which means the job is less about self-performing work and more about protecting scope, cost, and schedule against the pressures that push all three in the wrong direction.

If you've spent years watching a contractor's schedule slip while you had the visibility to see it coming but not the authority to fix it, this is the seat where you get both.

What You'll Do

• Own delivery on assigned projects end to end: preconstruction planning, budget, schedule, procurement, construction administration, and closeout
• Represent the owner in the field and in the room, including contractor coordination, design team meetings, and stakeholder briefings
• Review and negotiate change orders, RFIs, and submittals, and hold the line when scope starts drifting
• Track cost and schedule against baseline, and surface variances early enough that someone can still do something about them
• Manage relationships with architects, engineers, general contractors, and inspection teams
• Support bid evaluation, contractor selection, and procurement strategy
• Keep the documentation clean: meeting minutes, daily reports, pay applications, and closeout packages that hold up under audit
• Partner with the internal program management team, and bring along the junior PMs and project coordinators working alongside you

Qualifications

Core Experience

• 7+ years managing commercial, institutional, or public construction projects, ideally from the owner's rep or CM side rather than the GC side
• Bachelor's degree in construction management, civil engineering, architecture, or equivalent field experience
• Track record on projects in the $10M and up range, or a portfolio of smaller concurrent projects run in parallel
• Working knowledge of AIA contract documents, CSI divisions, and public procurement requirements

Tools and Technical

• Fluency in construction management platforms such as Procore, e-Builder, Kahua, or similar
• Scheduling experience in Primavera P6 or MS Project, including the ability to read a contractor's schedule critically rather than take it at face value
• Strong written communication, and the habit of documenting decisions as they happen

Nice to Have

• Sector experience in aviation, healthcare, K-12 or higher education, or transit
• PMP, CCM, or LEED credentials
• Experience with publicly funded work and the reporting that comes with it
