Job summary

Essel is seeking a construction Project Manager / Project Engineer in California to lead mid to large scale projects across sectors such as K-12, colleges and universities, multi-family, and ground-up builds.

You will review plans, establish schedules, track costs, manage RFIs and change orders, oversee submittals and subcontracting, and maintain strong client relations throughout the project lifecycle.

Qualifications

• 3–5 years of experience in K-12, college or university sectors.
• DSA oversight experience.
• Professional degree in CM, architecture or related field preferred.
• Ability to negotiate and execute subcontract agreements.
• Strong written and verbal communication skills.
• Proficiency with MS Office, MS Project, Bluebeam, and Procore.
• Experience with CMAR or Design/Build delivery.
• Team player committed to client service; valid driver's license.

Responsibilities

• Review plans and specs, prepare General Conditions and baselined schedules for each subcontractor or self-performing team.
• Track costs, manage change orders, RFIs and owner pay applications.
• Oversee shop drawings and submittals, write subcontracts and purchase orders for projects, manage subcontractor relationships and conduct regular jobsite coordination meetings.
• Manage client relationships and provide ongoing communication throughout the project.
