Job summary

Baseline Building Group is seeking a Construction Manager to lead the field team for luxury custom homes. You will own the on-site schedule, coordinate trades, ensure craftsmanship, and maintain client communication throughout the project lifecycle.

Responsibilities include managing budgets, directing subcontractors, and delivering homes on time and to exacting standards. This is a hands-on role requiring travel between active sites in the Newnan, GA area.

Construction Manager (Luxury Custom Homes)
  • Title: Construction Manager
  • Type: Full-Time, Direct Hire
  • Schedule: Monday–Friday, with occasional evening availability for client meetings or schedule-critical situations
  • Location: Newnan, GA area. Candidates must reside in or near Coweta County (daily travel between active job sites)
  • Compensation: $80,000–$100,000 annually (based on experience)
  • Reports To: Ken Manisco, COO
Position Overview

Level Workforce is hiring on behalf of Baseline Building Group, LLC, a builder of luxury custom homes, for a Construction Manager to run the field side of its client promise.

Baseline builds for discerning clients who expect exceptional craftsmanship, clear communication, and a construction team that treats their project like it's the only one on the schedule. This role is for someone who can walk a job site, catch a finish flaw before a client ever sees it, and keep a demanding schedule moving without cutting corners.

You’ll take ownership of a small portfolio of active custom homes from the ground up: running the schedule, directing trades, controlling quality, and serving as the primary on-site point of contact for clients, architects, and designers. This is hands‑on field leadership for someone who already knows how to build a high‑end home and is ready to run the whole show.

If you’re coming from production or standard‑spec construction, expect tighter tolerances, higher‑end materials, and a more demanding client relationship than you’re likely used to.

Success in this role will look like: homes delivered on schedule and on budget with a punch list that was managed throughout construction rather than discovered at the end, trades who know the standard and meet it, and clients who feel informed at every phase instead of chasing you for updates.

Core Responsibilities
Plan & Schedule the Work
  • Review architectural, structural, and MEP drawings before work begins, catching conflicts and constructability issues early
  • Build and maintain a realistic construction schedule with real trade sequencing, long‑lead materials, and site logistics — and keep it current as conditions change
  • Coordinate permitting and inspections so they don’t become schedule bottlenecks
Run the Job Site
  • Conduct regular site walks with every active trade, checking work against plans and manufacturer specs — not just checking that someone showed up
  • Maintain an active punch list throughout construction and drive corrective action before covering or moving to the next phase
  • Hold trades accountable to workmanship that meets the luxury standard — no visible seams, mismatched material, or finish shortcuts
  • Proactively manage weather, supply, and schedule risks before they surface as client‑facing problems
  • Direct and coordinate all subcontractors and vendors on site, holding them to schedule, quality, and professionalism standards
  • Review and manage field‑level change orders and route approved scope changes through the proper channels
  • Resolve field conflicts and performance issues directly and fairly, and keep trade relationships productive
Manage Budget & Cost
  • Track costs against the approved budget and flag variances early enough to act on them
  • Document and price field‑driven change orders with clear scope, cost, and schedule impact
Be the Face of the Company on Site
  • Represent the company as a polished, professional, and reassuring point of contact for clients accustomed to a high level of service
  • Lead client walkthroughs and progress meetings, giving honest, accurate updates rather than over‑promising
  • Coordinate directly with architects and interior designers on site, responding to field questions and escalating design decisions through the proper channel
Keep the Site Safe & Compliant
  • Enforce a documented safety program on every job site, including subcontractor compliance
  • Ensure compliance with local building codes, environmental regulations, and permitting requirements
Qualifications
Required Qualifications
  • 5+ years managing residential construction in the field, including at least 2–3 years on high‑end custom or luxury homes
  • Construction Management, Civil Engineering, or Architecture background — or equivalent field experience with a strong trade background
  • Fluency in framing, structural, envelope, and MEP systems strong enough to catch problems before they’re built in
  • Demonstrated eye for luxury‑grade finish work and comfort holding trades to that standard
  • Comfortable with construction management software, plan‑markup tools, and mobile jobsite apps
  • Valid driver’s license and reliable transportation for daily travel between job sites
  • Reside in or near Coweta County, GA
Preferred Qualifications
  • OSHA 10 or 30
  • GC license, or the ability to obtain one per local requirement
  • Experience running multiple concurrent custom home projects
  • Direct experience interfacing with architects, interior designers, and high‑net‑worth clients
Physical Requirements & Work Environment
  • Work in indoor and outdoor jobsite conditions in all seasons, including active construction sites with uneven terrain, ladders, and scaffolding
  • Lift and carry materials or tools occasionally (up to 50 lbs), and remain on feet for extended periods during site walks and inspections
  • Daily travel between active job sites; occasional evening availability for client meetings or schedule‑critical situations
