Job summary

Berkshire Residential Investments seeks a Construction Manager to own capital and redevelopment projects for our apartment communities. Under the VP of Construction Operations, you will drive execution from scope to close, coordinating with operations and management teams.

The role demands hands-on leadership, strong budgeting sense, and the ability to oversee multiple projects, bid processes, value engineering, and on-site construction to deliver high-quality redevelopments on time.

Responsibilities

• Develop relationships with redevelopment contractors/vendors for bidding.
• Create execution schedule for optimum redevelopment plan (interior & exterior).
• Negotiate and finalize the bid process; award contracts; value engineering.
• Oversee onsite construction and redevelopment projects; manage reporting and approvals.
• Review and approve change orders and pay; assist in pro-forma and capital budgeting.
• Demonstrate tact, ethics, and integrity in all activities.

Position Summary

Under the general direction of the VP of Construction Operations, the Construction Manager will own and drive Capital and Redevelopment Projects for Berkshire owned or operated apartment communities.

Responsibilities include, but are not limited to:

The Construction Manager will assume all industry standard construction Manager duties; overseeing multiple capital projects and newly acquired multifamily apartments including but not limited to:

• Assisting in development of scope of work
• Assist in due diligence for prospective new acquisitions and convert underwriting to Company budget formats
• Aid Manager in coordinating and sharing all asset redevelopment plans marked for execution with our operations group (managers and AVP, Property Management) to set vision and expectations of a planned redevelopment
• Aid Manager in developing multiple improvement scenarios for consideration as a result of market research and VP-Operations directives
• Aid Manager in developing relationships with major redevelopment contractors/vendors and apply those relationships early in the process for bidding and strategizing purposes
• Aid Manager in creating execution (and implementation) strategy/schedule for optimum redevelopment plan (interior & exterior)
• Negotiating and finalizing the bid process

Knowledge/Experience:

• At least two years construction management experience

• Ability to communicate with and manage up to senior management

Technical/Educational Requirements:

Current anticipated annual base salary range: $115,000 - $150,000.
