Who they are. For over 40 years, our client has maintained a strong reputation for excellence in shaping commercial properties in the Southwest. They are a privately held real estate company owning, managing, and developing high-quality commercial real estate assets utilizing a long-term ownership perspective. Our client owns and operates close to four million square feet of commercial and industrial space, owns over 2,500 acres of prime land holdings, and features a development pipeline in excess of one million square feet.

About the position. The Construction Manager responsibilities will include but are not limited to:

  • Selection and management of consultants and contractors.
  • Coordination with public and private agencies having jurisdiction over projects.
  • Negotiate consultant and construction contracts.
  • Manage retail shopping center and redevelopment projects including:
  • Project acquisition due diligence.
  • Redevelopment opportunities and constraints.
  • Survey and Title Matters.
  • Entitlements, policy planning, and zoning.
  • Environmental issues.
  • Physical planning including all aspects of site layout, grading, drainage, storm water mitigation, wet and dry utilities, access, site improvements, infrastructure, mapping and easements.
  • Supervise design and permitting:
  • Defining project goals and objectives with the team.
  • Determining consultant scope of work and selecting needed consultants.
  • Coordinating design between various consultants.
  • Coordinating with contractors for pre-construction services and cost estimating.
  • Overseeing plan check and permitting through all agencies having jurisdiction.
  • Resolve design issues with agencies having jurisdiction.
  • Supervise construction projects:
  • Supervise preparation of bid documents.
  • Contractor selection.
  • Negotiate construction contracts.
  • Manage retail and redevelopment construction projects including schedule, budget, RFIs, invoice payments, change order approvals, inspections, adherence to specifications, contract close out.
  • Manage cost estimating, scheduling, and budget preparation.
  • Support the team by providing review and input on matters pertaining to site development issues.
  • Monthly reporting on project progress.
  • Consistently achieve high levels of quality, design, and profitability on projects.
  • Achieve project construction financial goals.
  • Ensure project accounting is managed effectively.
  • Manage project warranty issues.
  • Ensure administrative responsibilities are carried out promptly and accurately.
  • Participate or lead owner/client presentations and negotiations pertaining to construction and redevelopment.

What you need. To be a hero in this organization, the Construction Manager will have:

  • BS degree in real estate or construction related field required.
  • Proven ability to manage horizontal and vertical construction projects successfully and profitably.
  • Minimum 8 years in solid project management.
  • Solid experience in civil and architectural design and construction.
  • Local knowledge of Southern California area and construction industry.
  • Competency with word processing, spreadsheet, and construction management software.
  • Ability to make effective and persuasive presentations.
  • Knowledge of construction means and methods, building types, estimating, scheduling, cost control, material pricing and design management.
  • Ability to listen effectively, value the opinions of others and acknowledge contributions of others.
