Job description

The Construction Manager will coordinate the organization of the project from Final Phases of Design through the Completion of Construction/Resident Move-in/Operations Transition and act as the Owner interface on all matter during construction. Responsibilities include managing all facets of the scope, cost, and schedule, from Permit Phase through Construction Completion. The role is responsible for understanding, coordinating, and implementing the project planning, contract finalization , preconstruction permitting and the build and manage all components of risk and exposure for lifestyle multi-family and student housing projects in major markets across the U.S in support of the Development Manger and Director of Construction.

Requirements

Basic Qualifications:

  • Education: Bachelor’s degree in the following or related field of study: Architecture; Planning; Building Engineering; Construction Management; Civil Engineering; Business Admin; Construction sciences; or other design related field(s).
  • Professional Experience: Five years minimum professional experience in the following or related field(s) of industry: Architecture or design related field; Building Engineering or sciences; Construction sciences; Real estate development. Three or more years of team management experience. Superior organizational and management experience to lead and direct 1-3 development project teams in various phases of completion.
  • Experience in construction techniques for wood frame and/or high-rise construction.
  • Knowledge and experience managing construction costs and schedule.
  • Excellent written, graphic and verbal presentation skills
  • Understanding of architectural design and construction documentation process
  • Understanding of municipal approval and permitting processes
  • Understanding of bidding and negotiation processes
  • Familiarity with architectural, construction, engineer and other professional service contracts
  • Experience creating and implementing design and construction project-based budgets and forecasts
  • Knowledge in: Excel; Word; Bluebeam PDF editing software; Microsoft Project; AutoCAD; Procore; Sketch-up
  • Enhanced knowledge in any of the above a plus!

Position Responsibilities:

  • Work as the Lincoln Ventures main interface for all relationships during construction, move-in and operations especially as it relates to budget and schedule.
  • Assure no changes are made to project scope and plans without specific approval from internal LV design studio.
  • Assist in negotiations of the general contractor prime contract including the finalization and approval of the contract value.
  • Review and assemble all contract exhibits for the prime contract with general contractor.
  • Negotiate local utility contracts and assure the relocations of such as required. Investment and Executive teams to facilitate Feasibility studies and Conceptual designs.
  • Lead effort to solicit bids and negotiate contracts and purchasing of owner provided items including but not limited to; testing agencies, monitoring, easements, signage, FFE, fitness equipment, low voltage design build, utility contracts.
  • Work with the in-house design studio to assure all desired finishes are implemented.
  • Collaborate with management to seek approval in securing resources for project team
  • Manage project tasks within the established scope, schedule and budget as assigned by senior team.
  • Oversee risk management efforts, identify and mitigate risks
  • Develop and follow communications plans and monitor throughout completion of projects
  • Report project tasks status to stakeholders and the project team
  • Prepare monthly reports for the project as well as site visit reports.
  • Review, approve and facilitate lender approval for all pay applications.
  • Resolve schedule conflicts and changing of the project scope through change control methods
  • Identify and communicate project issues in a timely manner
  • Monitor, track and report on project deliverables
  • Develop or review project schedules
  • Monitor progress of work by architects, consultants and contractors
  • Track budget, expenditures and status of projects
  • Assure collection of notes during meetings, writing meeting agenda’s, minute and distributing to all relevant project team members
  • Develop monthly Board Reports and overall real estate strategies
  • Develop presentations to management for project status updates
  • Develop and maintain workflow diagramming, scope management and communications
  • Define and manage metrics for project success that align with key performance indicators
  • Manage corporate transmissions and distribution of information between various teams and various real estate projects
  • Support investment team members to develop, review, development cost budgets, contracts, closings, market analysis, value statements and term sheets
  • Manage zoning, platting, storm water, environmental, construction and other applicable regulations
  • Maintain the security of confidential information
  • Stay abreast of advances in technology
  • Provide support and communication to leasing and marketing teams
  • Understand key project issues and parameters to help guide design and consultant teams
  • Ability to quickly understand all aspects of a project’s design and technical details as they relate to a successful boutique multi-family development
  • Understanding and ability to successfully achieve project milestones and schedule.
  • Ability to quickly adapt to projects as changes in scope and schedule arise.
  • Solicit, review and present proposals for design consultants.
  • Monitoring and controlling the workflow and timing of design professionals and consultants with regards to potential impacts to associated project schedules and cost overrun items.
  • Proactively directing team deliverables for project approval, production and pricing milestones as established in project.
  • Account for organization and distribution of project documents through all phases of work.
