Job summary

GS2 | B Corp™ is seeking a Construction Manager to lead owner-side delivery of a 25 MW mission-critical campus in Austin. You will enforce GMP, manage the CM/GC, and own daily field execution while safeguarding safety, quality, budget, and schedule.

You will coordinate trade partners, site consultants, and owner-furnished equipment, supervise the Project Engineer, and drive commissioning and turnover with the team.

Qualifications

  • 2+ years in data center or mission-critical construction (ground-up delivery)
  • OSHA 30 required; PMP or CCM an advantage
  • Experience managing GC on CMAR and GMP projects

Responsibilities

  • Own day-to-day site execution to GMP and critical path schedule.
  • Validate subcontractor buyout, pay apps, lien releases, and change orders.
  • Lead site meeting cadences and maintain project documentation (permits, drawings, RFIs).
  • Coordinate owner-furnished equipment and supervise the site Project Engineer.
  • Coordinate commissioning and turnover activities with the Commissioning Agent.

Job description

If you are a driven construction leader working on high-stakes builds and ready to step up to lead multi-megawatt developments on the Developer side, this is your next move. I have exclusively partnered with one of the fastest-growing, privately-backed data center developers across the US. They are aggressively scaling, entirely unbothered by market slowdowns, and have an immediate ~85 MW pipeline cooking right now across Central Texas, with more hyperscale sites in the queue. In this role, you will lead owner-side delivery of a 25 MW mission-critical campus, owning daily field execution, managing the CM/GC to the Guaranteed Maximum Price (GMP), and holding full accountability for site safety, quality, budget, schedule, and commissioning.

Location: Onsite - Austin

Compensation: $160,000 - $190,000 Base Comp + 30% Bonus

About the Role

As the Construction Manager, you will serve as the organizations primary on-site representative and owner-side lead for the campus. Operating directly on active construction sites, you will manage CM/GC performance to strictly enforce the GMP and critical path schedule, coordinate trade partners and site consultants, oversee owner-furnished equipment, and supervise the site Project Engineer.

What You’ll Do
  • CM/GC & GMP Management: Own day-to-day site execution, manage GC performance to the GMP and critical path schedule, and validate subcontractor buyout, pay apps, lien releases, and change orders.
  • Cost, Schedule & Controls: Master the site budget and cost-to-complete forecasts, manage the master schedule, analyze float/variances with accounting, and enforce change-management to prevent scope creep.
  • Site Leadership & Meetings: Lead site meeting cadences, maintain comprehensive project documentation (permits, drawings, RFIs), enforce safety/contractual requirements, and supervise the site Project Engineer.
  • Equipment & Quality: Coordinate delivery and installation of owner-furnished long-lead equipment, direct site consultants to deconflict overlapping scopes, oversee QA/QC, and interface with the AHJ.
  • Commissioning & Turnover: Coordinate L1–L5 commissioning and integrated systems testing with the Commissioning Agent, manage punch/closeout/turnover, and report site status to leadership.
What We’re Looking For
  • Proven Track Record: 2+ years in data center or mission-critical construction (including ground-up delivery), with proven experience managing general contractors on CMAR and GMP projects.
  • Educational Background: Ideally a Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field (or equivalent practical experience).
  • Technical & Software Skills: OSHA 30 required (PMP or CCM an advantage). Strong working knowledge of critical-environment MEP systems, redundancy topologies, L1–L5 commissioning (including IST), Procore/ACC, Primavera P6, and Bluebeam.
