Job summary

Roers Companies is a leading multifamily developer and builder, seeking a Construction Estimator to join our Minnesota team. The role focuses on developing accurate preconstruction budgets, pricing solutions, and collaborating with architects, engineers, and subcontractors to secure the best bids.

The estimator will manage plan reviews, takeoffs, and multi-discipline cost analysis throughout design phases. The candidate should bring 5+ years of estimating or project management in multifamily

Qualifications

  • Bachelor’s degree in construction management or related field
  • 5+ years estimating or project management in multifamily residential new building construction
  • Knowledge of current building codes and ADA laws; ability to read plans and specs

Responsibilities

  • Coordinate with architects and engineers during design to value engineer cost-effective solutions
  • Critically evaluate plans to offer cost-saving design options
  • Prepare bids and cost estimates covering all aspects of projects
  • Evaluate and propose alternates to provide options for owners
  • Conduct site visits to gather information and assess scope
  • Coordinate with owners representatives to achieve project goals
  • Estimate materials, labor, and equipment; determine if special machinery is required
  • Assist in establishing project scope and standards with department teams
  • Lead estimation efforts with minimal supervision and review contractor quotes

Job Summary

The ideal Estimator will be well-versed in all construction methodologies and procedures and able to coordinate with multiple vendors and subcontractors of different disciplines to achieve the best preconstruction pricing solutions. The ideal candidate will have an analytical mind and great organizational skills. The Estimator ensures all projects are thoroughly reviewed for all scope requirements and provides accurate and timely budgets prior to construction.

Responsibilities
  • Coordinate closely with architects and engineers during all phases of design to value engineer most cost-effective solutions for building materials and scopes of work to streamline bidding process
  • Critically evaluate plan documents to offer cost saving solutions to design
  • Prepare bids and cost estimates that cover every aspect of projects
  • Evaluate and provide alternates on project specifications, even if unlisted, to provide options to owners for additional cost savings
  • Site visits (if required) to examine projects, gather information and assess scope of work
  • Work closely with owners representatives to achieve project goals during contracting phase
  • Estimate equipment, manpower, cost and quantities of almost every material required to accomplish each project, and determine whether special machinery is required
  • Coordinate with department personnel to assist them in establishing the project scope and standards of construction projects
  • Assists the project manager in initial sequencing of construction activities, outlining components such as labor, materials and equipment
  • Able to interpret plans and specifications, perform takeoffs, develop estimates ranging from conceptual level to detailed lump sum estimates across various disciplines, evaluate subcontractor and supplier quotes
  • Markup drawings as required to detail work to be accomplished
  • Assist in the establishment of job priorities based on contract guidelines
  • Must also be able to coordinate team activities, conduct project cost estimate review meetings, and interface with management
  • Ability to lead the estimating effort with minimal supervision
  • Assess site availability of water, electricity, and other services
  • Track and improve estimating standards for accuracy and efficiency
Requirements

Education:

  • Bachelor’s degree in construction management or other relevant field
  • High school diploma or GED with 5-10 years of related experience

Experience and/or Training:

  • 5+ years of estimating and/or project management experience in multifamily residential new building construction

Competencies:

  • Knowledge of current building codes and ADA laws
  • Experience with site construction, precast, wood framing, and interior finishes
  • A demonstrated understanding of multifamily construction means and methods
  • Experience in alternative building methods and value engineering
  • Microsoft Office suite to include Excel, Powerpoint, Word, Outlook
  • Microsoft Project scheduling software
  • Bluebeam
  • Procore - Project Management and Financial Management Tools
  • Ability to work independently to establish pricing throughout early phases of design to final budget
  • Review all construction documentation, owner building standards and finish schedules to create scopes for bidding
  • Experience with typical construction cost estimating and budgeting
  • Ability to negotiate, draft, and execute subcontract agreements and commitments for all phases of construction
  • Well organized and ability to properly manage time commitments
  • Ability to work a flexible schedule, understanding that your scheduled workdays may vary according to staffing and project needs

Compensation and Benefits for Estimator:

Pay Range: $93,100 - $122,500

Compensation is determined by several factors that vary depending on the position, including the individual’s experience, skills, and the knowledge they bring to the specific role.
