Job summary

Talisman, a US data center developer, seeks its first in-house estimator to join the finance team and independently determine true facility costs before design is fixed, then guide negotiations and buyouts.

You will prepare estimates at concept through design development, review proposals, build benchmark libraries, lead value engineering, track contingencies and present findings to leadership to drive decisions.

Qualifications

  • Experience estimating across civil, structural, architectural, mechanical, electrical and low voltage.
  • Background in cost management, quantity surveying, estimating or preconstruction.
  • Ability to hold pricing positions and explain them clearly to non-builders.
  • Degree in construction management, engineering or quantity surveying.
  • Based in or willing to relocate to Dallas–Fort Worth; data center experience required.

Responsibilities

  • Prepare independent cost estimates at concept, schematic and design development stages, and reconcile them against contractor and construction manager submissions.
  • Review GMP and lump sum proposals, schedules of values, bid packages, subcontractor quotes, assumptions, exclusions, allowances and markups.
  • Build and maintain a benchmark library by scope and by megawatt of critical load, and keep it current against the market.
  • Lead value engineering and design optioneering from the commercial side.
  • Manage change order evaluation, contingency tracking and cost reporting through construction.
  • Present findings and recommendations to finance and development leadership in terms that support a decision.

Job description

A US data center developer is hiring its first in-house estimator into its finance team. The finance side of the business is well run, with capital and operating cost mapped and forecast with care, yet construction is priced largely by the contractors bidding to build it, without a counterpart on the owner's side producing an independent figure against which those bids can be measured. With the pipeline expanding, the company intends to be the best-informed party at the table, and this is the hire that makes that possible.

The work starts early, before the design is fixed and well before anything is committed, and it consists of reaching the true cost of a facility independently and then holding that figure through negotiation, buyout and change. The preconstruction team already drives contractors hard on schedule; this role does the same on price.

Responsibilities:

Requirements:

  • Full project estimating across all disciplines, covering civil, structural, architectural, mechanical, electrical, fire protection and low voltage, together with general conditions, escalation, contingency and allowances. Depth in a single trade will not be sufficient.
  • A background in cost management, quantity surveying, estimating or preconstruction, gained at a cost consultancy, owner's representative, general contractor or data center owner.
  • The judgement to hold a position on price in front of a contractor, and the clarity to explain that position afterwards to people who are not builders.
  • Degree in construction management, engineering, quantity surveying or a related technical discipline. MRICS, CCP or equivalent is welcome but not required.
  • The role is an individual contributor position reporting into finance, with scope to grow into ownership of the function as the pipeline expands.
  • Candidates must be based in or willing to relocate to Dallas-Fort Worth.
  • Data center experience is essential (this is a hard requirement).
