Job summary

Construction & Refurbishment Lead in North Mississippi is responsible for driving home renovations, new home setup, and project-based construction across a growing portfolio of manufactured housing communities. You will manage subcontractors, control costs, and ensure rent-ready delivery on time and to quality standards.

The role requires hands-on leadership, strong organization, and the ability to own timelines across multiple sites while maintaining cost control and Vendor compliance.

Qualifications

  • 5+ years of experience in construction, renovations, or project management.
  • Strong knowledge of residential construction (plumbing, electrical, HVAC, carpentry).
  • Proven ability to manage subcontractors and multiple projects simultaneously.
  • Highly organized with strong scheduling and problem-solving skills.
  • Experience managing budgets and controlling costs.

Responsibilities

  • Lead all home renovation projects from scope development through completion.
  • Establish and manage project timelines to ensure on-time delivery.
  • Coordinate and schedule subcontractors (plumbing, electrical, HVAC, flooring, etc.).
  • Oversee trade sequencing to maximize efficiency and reduce downtime.
  • Monitor progress, ensuring quality standards and holding vendors accountable.
  • Manage budgets and elevate projects exceeding cost thresholds.
  • Oversee delivery, setup, and completion of new homes.
  • Coordinate all phases of setup, including utilities, HVAC, anchoring, skirting, and finish work.
  • Ensure all homes meet company standards prior to occupancy.
  • Track progress and ensure timely, rent-ready delivery.
  • Build and maintain a strong subcontractor network.
  • Negotiate pricing and drive cost efficiency across all projects.
  • Manage scheduling and coordination across multiple trades.
  • Evaluate vendor performance based on quality, speed, and reliability.
  • Ensure all vendors meet insurance and compliance requirements.
  • Manage multiple active projects across various locations.
  • Maintain clear schedules and communicate timelines to internal stakeholders.
  • Adjust plans as needed to keep projects on track.
  • Participate in weekly planning and progress meetings.
  • Develop and manage project budgets.
  • Monitor expenses and prevent cost overruns.
  • Identify opportunities to improve efficiency without sacrificing quality.
  • Track project status, timelines, and unit readiness within property management systems.
  • Provide weekly updates on progress, timelines, and budget performance.
  • Conduct final inspections to ensure all work meets company standards.
  • Maintain consistency in materials, finishes, and workmanship.
  • Approve units as rent-ready prior to leasing.

This role is responsible for driving projects from scope through completion—managing subcontractors, controlling costs, and ensuring all homes are delivered on time and rent-ready. The ideal candidate thrives in a fast-paced environment, is highly organized, and takes ownership of both timelines and quality.

What You’ll Be Doing:
Refurbishment (Turns) Management
  • Lead all home renovation projects from scope development through completion
  • Establish and manage project timelines to ensure on-time delivery
  • Coordinate and schedule subcontractors (plumbing, electrical, HVAC, flooring, etc.)
  • Oversee trade sequencing to maximize efficiency and reduce downtime
