Job summary

Vino Design Build is seeking a driven Design-Build Project Manager to own projects from concept through closeout, serving as lead designer and design orchestrator while coordinating construction with the Superintendent.

You will guide clients through design decisions and manage a portfolio of 10–15 design projects and 2–5 construction projects ranging from $100K to $1M+, impacting profitability and scalability of the firm.

Qualifications

  • 10+ years of experience in an equal or higher responsibility role.
  • Able to read MEP, Structural and Architectural plan sets at an expert level.
  • Expert-level knowledge in electrical, plumbing, HVAC, fireproofing, waterproofing, and interior/exterior design.
  • Ability to develop or modify plans as needed for construction.
  • Experience with permitting and dealing with Building Departments.
  • Tech Savvy and able to use mobile and computer applications and software.
  • Advanced international building codes knowledge.
  • Clear understanding and experience of job costing and budgeting.
  • Experience with developing purchase orders and vendor bills.
  • Expert-level experience reviewing contracts with clients and with vendors.
  • Experience developing proposals and Change Orders.
  • Experience in developing client invoices and client/vendor resolutions.

Responsibilities

  • Developing and organizing project information, scope, documents, plans, specifications & standards.
  • Maintaining a deep understanding of site activities for construction projects (Meeting with Super, Reviewing Daily Logs etc).
  • Managing field subs and materials on projects without a superintendent (Projects under +/-$500k).
  • Reviewing subcontractor and material vendor bids with detailed scopes per budget for design and construction projects.
  • Managing plans being developed by drafters.
  • Ensuring schedules are up to date at all times for all projects and that schedules are being followed and on time.
  • Ensuring projects are on under budget.
  • Visiting the construction projects as needed to maintain quality and client satisfaction.
  • Developing purchase orders for subcontractors and material orders.
  • Developing Change Orders.
  • Resolving project obstacles, client or vendor conflict.
  • Managing Project RFIs.
  • Developing bid packages and reviewing bids.
  • Tracking all project expenses by cost code.

Job description

We are looking for a driven, experienced Design-Build Project Manager who can take full ownership of projects from initial concept through construction closeout. This is not a traditional PM role — you will serve as the lead designer and design orchestrator, directing our drafting team and guiding clients through all design decisions, while simultaneously managing the construction phase of your projects in coordination with our Superintendent. You will be the primary point of contact for clients, subcontractors, engineers, and internal team members across all phases. At any given time, you may be managing a portfolio of:

  • 10-15 active design projects at various phases
  • 2–5 active construction projects ranging from $100K to $1M+

This role is central to how we deliver projects and directly impacts client satisfaction, project profitability, and our ability to scale.

Day-to-Day Responsibilities:

Compensation and work hours:

  • This position is on-call, salaried, Monday-Friday, 8 am- 5 pm standard site operating hours, with availability requested as needed for the project and schedule needs, including early starts, late starts, and weekend availability when needed
