Qualifications

  • Familiarity with ADA/NDAA and lease compliance rules is a plus.

Responsibilities

  • Executes risk-based reviews of maintenance/EHS work orders, NDAA-related orders, and safety inspections.
  • Monitors NDAA-related work orders, ensures timely outreach and corrective steps.
  • Reviews PM completion and file attachments, targets noncompliant locations, validates inspections.
  • Validates ADA tracker documentation and reports trends to stakeholders.
  • Verifies signed addenda for high-risk lease locations and prepares location-level visuals.
  • Evaluates damage fee assessments and ties to completed repairs with evidence.
  • Supports SOPs, QA/QC, site visits, and readiness for partner reviews.
  • Documents corrective actions with owners and deadlines; tracks CAPAs to closure.
  • Develops regular reviews, reports and testing of IA accounts/platforms.

Job description

A Brief Overview

The Compliance Examiner executes risk-based work programs with emphasis on high‑risk maintenance/EHS work orders (EHS, emergency, urgent, NDAA), PM timeliness/attachments, amenities/safety inspections, ADA/accommodations tracking, high‑risk lease addenda, and damage fee defensibility.

What You Will Do
  • Performs recurring reviews of EHS/emergency/urgent/general work orders for escalation handling, timeliness, categorization, documentation (including “same issue within 5 days,” sub‑15‑minute completions, and response times), and summarizes exceptions with root‑cause hypotheses.
  • Monitors NDAA‑related work orders and satisfaction triggers; confirms reopen/corrective steps and resident outreach within required timeframes.
  • Reviews PM completion and file attachments; targets locations with noncompliance history; validates amenities/safety inspections by schedule.
  • Validates ADA tracker documentation and routing upon go‑live; assesses timeliness and reports trends to Business Sponsors.
  • For high‑risk lease addenda locations, verifies signed addenda at lease execution and follow through to upload/closure; prepares location‑level visuals and summaries.
  • Evaluates damage fee assessments: verifies existence of damage, depreciation application, and tie‑out to completed repairs with work‑order evidence; proposes corrective actions.
  • Supports maintenance operations best practices (SOPs, QA/QC, site visits) and readiness for partner reviews.
  • Documents corrective actions with owners and deadlines; tracks CAPAs to closure and escalates repeated noncompliance.
  • Develop and implement regular reviews, reports and testing of IA accounts and platforms
  • Provide regular reporting to Financial Professionals and Supervision, including follow‑up and guidance
  • Support the existing IA compliance program operating in a collaborative environment with cross‑functional teams
  • Assist with developing the annual Testing Plan and Risk Assessment
  • Assist the other members of the department with incoming field inquiries from the Compliance Hotline and mailboxes relating to Surveillance and Testing
  • Participate in ad‑hoc requests, special projects, and regulatory exams
  • Assist Compliance Officer with training & developing Compliance Analysts
Qualifications
  • Bachelor's Degree preferred.
  • 4-6 years multifamily or military housing maintenance operations, EHS, lease compliance, or internal audit required.
  • Yardi proficiency preferred.
  • Strong documentation/evidence skills and comfort reviewing field/inspections materials; PM/CMMS familiarity preferred.
  • Experience with root‑cause analysis and corrective action follow‑through preferred.
  • Clear, concise issue writing and stakeholder coordination preferred.
  • Maintenance acumen; analytical mindset; detail and evidence rigor; collaborative follow‑through.
