Job summary

Action Property Management is seeking a Compliance Specialist to monitor and maintain the community’s aesthetic standards and governing documents through regular inspections and documentation of violations. This role emphasizes attention to detail and courteous resident engagement in a professional environment.

The position offers Monday–Friday 8am–5pm with mileage reimbursement and competitive hourly compensation, supporting a team that values integrity and service excellence.

Qualifications

  • Excellent written and verbal communication; detail oriented.

Responsibilities

  • Conduct regular patrols and document violations.
  • Capture photos and notes using compliance software.
  • Issue notices and follow up per policy and timelines.
  • Track open violations through resolution and maintain records.
  • Communicate with residents professionally.
  • Prepare compliance reports for management and board meetings.
  • Attend meetings for updates and provide clarity.
  • Assist with administrative duties and special projects.

Summary

The Compliance Specialist is responsible for monitoring and maintaining the community’s aesthetic standards and governing documents by conducting regular property inspections and documenting violations. This role plays a key part in upholding the quality, safety, and overall appearance of the community. The ideal candidate is observant, detail-oriented, and comfortable engaging with residents in a courteous and professional manner.

Schedule

Monday-Friday 8am-5pm

Compensation

$25.00 -$28.00 per hour

Mileage Reimbursement

$250/month

Key Responsibilities
  • Conduct regular patrols of the community using a personal vehicle to identify and document potential violations of the association’s CC&Rs, Rules, and Regulations.
  • Capture and upload clear, detailed photos and notes of each violation using the association’s compliance software.
  • Issue courtesy notices, violation letters, and follow-up communications in accordance with association policy and timelines.
  • Track and manage open violations through resolution, maintaining accurate and organized records.
  • Communicate with residents in a professional and respectful manner when addressing compliance matters.
  • Prepare compliance reports for management and board meetings as requested.
  • Collaborate with the General Manager, Assistant Manager, and Administrative staff to ensure consistent enforcement and timely follow-up.
  • Attend board or committee meetings as needed to provide compliance updates or clarification.
  • Assist with other administrative duties or special projects as assigned.
Requirements
  • Minimum of High School Diploma or equivalent. College education preferred.
  • Previous experience in property management, community association management or code enforcement preferred.
  • Strong attention to detail and ability to remain objective when assessing potential violations.
  • Excellent written and verbal communication skills.
  • Proficient with Microsoft Office applications and mobile inspection/reporting tools.
  • Must possess a valid State Driver’s License, insurance, and a reliable personal vehicle for daily patrols.
  • Ability to work independently and maintain confidentiality.
  • May require flexibility for occasional evening or weekend inspections.
  • Ability to drive, walk, and perform inspections outdoors in varying weather conditions.
