Job summary

The Carroll Companies is seeking a Property Manager for our Columbia, SC area. You will administer and maintain all phases of community operations under the Regional Manager, including leasing, maintenance, budget control, advertising, and resident relations.

You will lead a team, supervise staff, and ensure compliance with applicable laws and Ari Apartment Management policies. A proactive, communicative leader with a focus on service and performance is essential.

Qualifications

• High school diploma or equivalent required (college degree preferred).
• Minimum 2 years of experience in residential or commercial property management, preferably with supervisory responsibility.
• Excellent communication, organizational, and leadership skills.
• Strong sales and multi-family leasing experience a plus.
• Proficient in computer applications, email software, and word processing.
• Valid driver's license and good driving record required.

Responsibilities

• Leadership & Team Development: Hire, train, motivate, and guide your team, fostering a positive and collaborative atmosphere.
• Operational Excellence: Manage maintenance activities, ensuring prompt and efficient service for residents.
• Leasing & Marketing: Contribute to marketing efforts, crafting effective ads and promotions.
• Oversee rent collection and ensure timely payment of all invoices.
• Manage the community budget, identifying opportunities for increased income and cost savings.
• Recommend capital improvements and repairs, considering costs and market conditions.
