Berger Communities is launching a new Class A luxury community in Wilmington, DE and seeks a Lease-Up Community Manager to drive leasing success and resident satisfaction from the ground up.

The role involves pre-leasing from Kennett Square PA or Boothwyn PA, leading the onsite team, and coordinating with property operations while delivering a best-in-class resident experience.

Responsibilities

• Lead day-to-day operations of the community and drive leasing results and resident satisfaction
• Manage the property's financial performance and operating budgets
• Set leasing and occupancy goals and build a high-performing onsite team
• Oversee budgeting, expenses and capital planning
• Manage the full resident lifecycle from move-ins to renewals
• Ensure rent collection and handle evictions or legal processes as needed
• Collaborate with Service Manager to maintain curb appeal and move-in readiness
• Stay informed about local market conditions and competing properties

Community Manager (Lease-Up) | Trolley Square

Berger Communities is seeking a Lease-Up Community Manager to help launch Apartments at 1021, our new Class A luxury apartments in Wilmington, DE, with leasing anticipated to begin in May 2027.

Prior to the lease-up, you'll join our team and work from either our Kennett Square Apartments or Willowbrook Apartments to learn Berger's operations, culture, and resident-focused approach while helping prepare for a successful community launch.

Location

Apartments at 1021 is currently under development in Wilmington, DE. Until the community opens, this position will be based in Boothwyn, PA or Kennett Square, PA to support operations and pre-leasing efforts.

Schedule

Tuesday through Saturday, 8:30 AM to 5:30 PM

What You’ll Do

You’ll be the face and force behind the day-to-day success of the community. Your leadership will drive everything from leasing results to resident satisfaction.
