Job summary

College Town Communities is seeking a dynamic Community Manager for our premier student housing in Middletown, PA. You will lead on-site operations, leasing initiatives, and a high-energy team to deliver exceptional resident experiences in a resort-like setting.

You'll mentor student staff, manage budgets, coordinate maintenance, and forge strong relationships with university partners to sustain high occupancy and outstanding service for our residents throughout the academic year.

Qualifications

  • Experience: 2-4 years of property management experience (Student Housing experience is highly preferred).
  • Education: High school diploma required; Bachelor’s degree preferred.
  • Software Skills: Proficiency in property management software and Microsoft Office.
  • Communication: Exceptional interpersonal skills; connect with young adults and parents.
  • Availability: Flexible schedule, including weekends during peak leasing season, move-in days, and emergencies.

Responsibilities

  • Direct daily management operations, while overseeing all physical aspects of the property.
  • Manage the property budget, collect rent, and handle delinquencies while driving net operating income.
  • Lead the intense annual student 'Turn' process (move-out/repair/inhabitation).
  • Oversee routine and emergency maintenance, ensuring premium amenity spaces remain in top-tier condition.
  • Develop and execute strategic marketing plans for local student populations and high occupancy goals.
  • Build relationships with university housing offices, student organizations, and local businesses.
  • Deliver hospitality-focused resident services and mentor student staff.
  • Recruit, train, and schedule an onsite team of student Community Assistants.

Key Responsibilities
Operations, Amenities & Financial Management
  • Direct daily management operations, while overseeing all physical aspects of the property.
  • Manage the property budget, collect rent, and handle delinquencies while driving net operating income.
  • Lead the intense annual student "Turn" process (the short window where hundreds of students move out, rooms are repaired/cleaned, and new students move in).
  • Oversee routine and emergency maintenance, ensuring premium amenity spaces remain in top‑tier condition.
Marketing & Student Leasing
  • Develop and execute strategic marketing plans targeted directly at local student populations (including Penn State Harrisburg), leveraging our high‑end amenities as major selling points.
  • Maintain high occupancy levels by tracking leads, overseeing the leasing funnel, and ensuring excellent closing ratios.
  • Build strong relationships with university housing offices, student organizations, and local businesses.
Resident Relations & Community Value
  • Deliver True Hospitality: We believe exceptional student housing starts with a foundation of genuine hospitality. You will champion a service‑first culture that ensures every resident, guest, and parent feels welcomed, heard, and cared for.
  • Mentor and Guide: Work directly with students daily, acting as a trusted mentor, advisor, and problem solver during their critical college years.
  • Curate the Vibe: Plan and execute high‑energy resident life events in the clubhouse and pool area that foster genuine connection, lift spirits, and boost lease renewals.
  • Problem Solve with Empathy: Serve as the primary point of contact for resident issues, mediating roommate dynamics and handling parent inquiries with patience, professionalism, and poise.
Team Leadership
  • Recruit, train, mentor, and schedule a dedicated onsite team of student Community Assistants (CAs).
  • Foster a collaborative, fun, and high‑performance team culture in a dynamic, modern workplace.
