Job summary

Karya Property Management (KPM) is seeking a Community Manager for a Las Vegas property. You will lead on-site leasing and maintenance teams, manage the budget, drive occupancy, and be the primary contact for residents and ownership.

This hands-on role requires weekend availability, strong communication, and a proven multifamily property management background. CAM/CAPS preferred; Spanish skills are a plus.

Qualifications

• 3+ years in multifamily property management with at least 1 year in a manager or assistant manager role.

• Monitor and manage work orders, coordinate with maintenance, and ensure timely completion.

• Direct marketing efforts and social media presence to attract residents and reduce vacancies.
• Hire, train and develop on-site staff; ensure compliance with Fair Housing laws and company policies.

Karya Property Management is a privately held, full-service multifamily management company headquartered in Houston, Texas. We manage apartment communities across the country with a focus on rehab execution, marketing, resident retention, expense control, and revenue optimization. Our on-site teams are the heart of that work — they set the tone for how residents experience their home every day.

We're expanding in the Las Vegas market and looking for a Community Manager to lead one of our communities.

The Role

As Community Manager, you own the performance of your property. You lead the on-site leasing and maintenance team, hold the budget, drive occupancy, and are the person residents and ownership both look to. It's a hands-on job — you'll be walking the property, not watching it from a desk.

What You'll Do

Operations

• Conduct daily property walks to assess conditions, curb appeal, and identify maintenance needs
• Monitor all work orders and partner with lead maintenance to ensure timely, quality completion
• Manage the make-ready schedule and inspect vacant units before move-in
• Handle after-hours emergency calls and dispatch on-call maintenance

Financial

• Own the property budget; review variances and explain them to your Regional Manager
• Review collections daily and make decisions on delinquency, payment plans, and evictions
• Audit the rent roll for rent accuracy, lease expirations, month-to-month conversions, and concessions
• Approve invoices and control operating expenses against budget

Leasing & Marketing

• Oversee leasing activity — lead follow-up, tour quality, application approvals, and closing ratios
• Direct marketing efforts, including online listings, ILS performance, and social media presence
• Drive renewal strategy and lease expiration management to protect occupancy

Team & Residents

• Hire, train, schedule, and develop on-site leasing and maintenance staff
• Submit HR paperwork to corporate: new hires, payroll, status changes, terminations
• Resolve resident concerns and complaints; build a retention-first culture
• Ensure compliance with Fair Housing, Nevada landlord-tenant law (NRS 118A), company policy, and all permits and inspections

What You Bring

Required

• 3+ years in multifamily property management, with at least 1 year in a manager or assistant manager role
• Working knowledge of leasing, renewals, collections, evictions, and supervising maintenance staff
• Proficiency in property management software (Yardi, Entrata, RealPage, or similar) and Microsoft Office
• Strong written and verbal communication; comfortable holding a team accountable
• Valid driver's license, valid ID, and ability to pass a background screening
• Availability for weekends and emergency calls as property needs require

Preferred

• CAM or CAPS certification
• Bilingual (English/Spanish)
• Experience with value-add or rehab properties
• Familiarity with the Las Vegas submarket
