The role oversees budgeting, marketing, resident relations, and facilities management, with a focus on staff development and adherence to company policies. Strong communication and leadership are essential.

Qualifications

• Two or four year college degree preferred.
• NAA Certified Apartment Manager designation preferred.
• IREM designation preferred.
• High School graduate or equivalent.
• 3-5 years multi-family property management.
• Strong marketing and sales background.
• Proficiency in social media preferred.
• Proficiency with property management software (Yardi, RealPage, MRI, AppFolio).
• Computer skills to include Microsoft Office (Word, Excel).

Responsibilities

• Prepare and formulate annual operating budget with Regional Property Manager.
• Collect rents and manage expenses within the budget.
• Complete weekly, monthly, quarterly and annual reporting.
• Review monthly financial statements and report to Head of Multifamily Operations.
• Keep community occupied through advertising and market surveys.
• Grow the market rents at the community.
• Develop and implement an effective resident retention program.
• Provide superior customer service.
• Present lease agreements and renewals at the highest possible rental rates.
• Resolve resident complaints.
• Oversee eviction proceedings if necessary.
• Maintain the physical condition and maintenance of the Community.
• Inspect the Community and implement maintenance/improvement plan.
• Resolve emergency maintenance issues.
• Hire, train, supervise on-site Associates; develop training program.
• Adherence to Fortis Properties Management policies and procedures.
• Thorough knowledge of computer systems.
• Knowledge of laws including Fair Housing, Life/Safety, ADA, OSHA, EPA, Risk Management.
