Job summary

Investment Property Group is seeking a dedicated Community Manager to run the day-to-day operations of Woodcreek Apartments (70 units) in Fairview, OR. You will lead on-site staff, manage budgets, and ensure regulatory compliance to meet financial and operational goals.

Responsibilities include leasing and move-ins, enforcing rules, marketing vacancies, and maintaining high occupancy while delivering excellent resident service. Valid driver’s license required.

Qualifications

• 1+ years’ experience managing a conventional multifamily community of 100+ units.
• Strong interpersonal and relationship-building abilities with residents and team members.
• Excellent time management and problem-solving skills.
• Ability to handle conflicts, complaints, and deliver high customer service.
• Experience with rent collection and delinquency management.
• Identify improvement areas and enhance efficiency, productivity, profitability.
• Excellent customer service including responsiveness and community engagement.
• Strong verbal and written communication with tenants, contractors, and authorities.
• Familiarity with property management software and basic accounting.
• Marketing and sales skills to promote vacancies and maintain occupancy.
• Must have a valid driver’s license.

Responsibilities

• Represent IPG professionally at all times.
• Oversee the operational integrity of a multifamily community and support staff to meet financial and operational targets.
• Ensure lease enforcement and compliance with rules and regulations.
• Market vacant units according to the marketing plan.
• Administer budgets and analyze operations to recommend improvements.
• Develop and maintain good staff relations and lead the team.
• Ensure staff adherence to policies and procedures.
• Review delinquent accounts and accounting reporting.
• Conduct interviews, hires, orientations, performance management, and staff development.
• Oversee move-ins and recertifications within regulatory guidelines.
• Ensure regulatory compliance and prepare reports for agencies.
