RichSmith Management seeks an experienced Community Manager for a 120-unit apartment community in Springdale, AR. The role requires leadership in day-to-day operations, leasing, resident relations, and vendor management to ensure a high-quality living environment.

You will oversee rent collections, unit turnover, and renovations while maintaining compliance with fair housing laws and company policies. A supportive team and competitive benefits await the right candidate.

Qualifications

• Two years of multi-family property management experience.
• One year of management experience with leasing and renewals.
• LIHTC experience preferred.
• OneSite experience is a plus.
• Bilingual in Marshallese is a plus.

Responsibilities

• Oversee day-to-day operations of the property.
• Market and lease apartments in compliance with fair housing laws.
• Provide exceptional customer service and build resident relationships.
• Manage rent collection, deposits, and lease administration.
• Market units and maintain a waitlist of prospective residents.
• Oversee renovation and preparation of vacant units.
• Bid and negotiate service contracts; procure supplies; manage vendors.
• Ensure timely property maintenance and repairs.
• Respond to resident requests and complaints professionally.

Responsibilities

As a Community Manager, you will be instrumental in overseeing the day-to-day operations of our property.

Your responsibilities include:

• Market and lease available apartments in compliance with fair housing laws
• Provide exceptional customer service and build connections with residents
• Manage rent collection, deposits, and lease administration using Onesite software
• Market available units and maintain a waitlist of prospective residents
• Oversee renovation and preparation of vacant units for rental
• Bid and negotiate service contracts, procure building supplies, and manage vendor relationships
• Ensure property maintenance and repairs are completed in a timely manner
• Respond to resident requests and complaints with efficiency and courtesy

Qualifications

• Minimum two years of multi-family property management experience
• One year of management experience with a successful track record in leasing and renewal rates
• LIHTC experience preferred
• Strong Microsoft Office and property management software skills (OneSite experience is a plus)
• Bilingual in Marshallese is a PLUS!
• Excellent problem-solving, multi-tasking, and organizational skills
• Empathy towards residents and staff while enforcing community rules
• Strong communication skills, both verbal and written

Salary: $15.00 - $20.00 per hour
