Job summary

Envolve Client Services Group is seeking a Full-Time Community Manager to lead Arrowpoint Apartments in North Carolina. You will oversee daily property operations, ensure upkeep and safety, and drive resident satisfaction and retention.

The ideal candidate has 3+ years in community management, a valid driver's license, and experience with budgeting, Yardi, and LIHTC. Some college and HCCP certification are preferred; weekend availability may be required.

Qualifications

  • High school diploma or equivalent; some college preferred.
  • Minimum 3 years as a Community Manager or Assistant Community Manager.
  • Must have a valid driver’s license.
  • HCCP Certification preferred.
  • LIHTC and Yardi experience are preferred.

Responsibilities

  • Oversee day-to-day operations of the property.
  • Ensure property is well-maintained and attractive.
  • Interact with residents to address needs and improve retention.
  • Implement cost controls to maximize NOI.
  • Develop operating and capital budgets.
  • Supervise maintenance staff and coordinate vendor contracts.
  • Ensure compliance with Fair Housing laws.
  • Train staff on sales and marketing to maximize occupancy.
  • Ensure compliance with affordable housing programs.
  • Provide reports and perform other assigned tasks.

Envolve Client Services Group offers a wide variety of opportunities from residential apartment management, leasing, maintenance and more. We, the Envolve Client Services Group team, are recruiting friendly, self‑motivated individuals with positive attitudes and a drive to succeed, to join our growing company. We are currently searching for a Full‑Time Community Manager to work at Arrowpoint Apartments.

Overall Responsibilities
  • Accountable for all aspects of the day‑to‑day operation of the assigned property.
  • Ensure that all physical aspects of the property are fully functional at all times and maintained in an attractive condition.
  • Frequent interaction with residents, proactively responding to their needs, focusing on relationship development and achieving a high level of resident retention.
  • Achieve the highest possible net operating income through implementation of effective cost control.
  • Manage the property in the most efficient and profitable manner given existing market conditions, consistent with the goals and objectives of Envolve Client Services Group.
  • Develop yearly operating and capital budget plans while being cognizant of how they potentially impact NOI.
  • Coordinate and supervise resident improvement and other capital projects.
  • Monitor and enforce resident lease obligations.
  • Understand and maintain strict adherence to State and Federal Fair Housing Laws.
  • Communicate effectively with site staff members and ensure compliance with all personnel policies and procedures.
  • Provide direction and oversight to property maintenance staff, ensuring that units/space conditions are in market‑ready condition.
  • Promote and teach safe work practices and ensure the safety of the site and its occupants.
  • Perform regular inspections of the managed property in accordance with pre‑established schedules, recommending and coordinating necessary maintenance projects.
  • Bid, negotiate and manage vendor service contracts and one‑time projects.
  • Effectively maintain knowledge of the property and competitive properties through consistent evaluation of market conditions and trends.
  • Train and mentor office staff in implementing sales and marketing materials, effectively maximizing rental income and achieving high occupancy.
  • Ensure property compliance with all applicable Affordable Housing programs, including HUD Subsidy, USDA, RD, LIHTC, HOME and other state and local programs.
  • Provide reports as required.
  • Other tasks as assigned.
Education & Work Experience Requirements
  • High school diploma or equivalent; some college preferred.
  • Minimum of 3 years as a Community Manager or Assistant Community Manager required, or equivalent management experience.
  • Must have a valid driver’s license.
  • HCCP Certification preferred.
Job Knowledge, Skills & Abilities
  • Must have strong financial management skills and be well‑versed in budgeting, forecasting and cost control.
  • Ability to work effectively and lead the community staff in a fast‑paced, ever‑changing environment.
  • Solid multi‑tasking skills along with the ability to meet deadlines.
  • Ability to communicate professionally and effectively with co‑workers, residents, vendors and corporate staff.
  • Proficiency with Microsoft Office (Excel, Word, Outlook).
  • Experience with Yardi preferred.
  • Willingness and ability to work weekends and holidays when the business requires.
  • Must be able to travel for training and occasional business meetings.

Qualifications & Experience
Required
  • 1–2 years experience in LIHTC.
  • 1–2 years experience in Yardi.
  • Tax credit knowledge is required.
  • Driver’s License.
Preferred
  • 1–2 years experience in AHA.
  • Accredited Resident Manager.
  • Certification in Professional Occupancy.
