Job summary

Park Ridge Estates of Lawrenceburg, managed by RichSmith Management, seeks an experienced Community Manager to oversee the duplex-style garden home community in Lawrenceburg, Tennessee. Lead leasing, financial performance, maintenance oversight, and a cohesive team to drive occupancy and resident satisfaction.

You will be responsible for daily operations, budgeting, reporting to leadership, and ensuring compliant, high-quality living experiences for residents.

Qualifications

  • Minimum of 2 years of multi-family property management experience.
  • At least 1 year in a management or leadership role.
  • Proven track record of strong leasing and renewal performance; LIHTC experience preferred.
  • Strong Microsoft Office and property management software skills.
  • OneSite experience strongly preferred.
  • Excellent organizational, problem-solving, and multi-tasking skills.
  • Strong communication skills, both verbal and written.
  • Ability to work well with residents, staff, vendors, and leadership.

Responsibilities

  • Plan, direct, and oversee all daily operations of the community.
  • Supervise and manage maintenance staff and vendors.
  • Ensure the property meets operational, financial, and performance goals.
  • Maintain strong communication with the Regional Director and provide regular reporting.
  • Market and lease available homes in full compliance with Fair Housing laws.
  • Pre-lease units and maintain an active waitlist of prospective residents.
  • Provide exceptional customer service and build strong resident relationships.
  • Respond to resident requests and complaints in a timely and professional manner.
  • Enforce community rules and policies consistently and fairly.
  • Collect and deposit rent, late fees, and deposits using OneSite software.
  • Screen and qualify prospective residents.
  • Maintain accurate and organized lease files and documentation.
  • Enter and manage traffic, applications, leases, work orders, and notices.
  • Manage property expenditures in accordance with the approved budget.
  • Oversee preparation of vacant units, including renovation and turn processes.
  • Bid and negotiate service contracts and manage vendor relationships.
  • Ensure timely completion of maintenance and repairs.
  • Oversee general cleaning and curb appealing of the community.

Park Ridge Estates of Lawrenceburg is seeking an experienced and motivated Community Manager to oversee our beautiful duplex-style garden home community in Lawrenceburg, Tennessee. As Community Manager, you will be fully responsible for the day-to-day operations of the property, including leasing, financial performance, maintenance oversight, and team leadership.
