Job summary

Blue Castle Agency in Apache Junction, AZ seeks a Community Manager to run on-site operations and lead the team. You will partner with the on-site sales team, keep the community financially healthy, and ensure residents have a high-quality living experience.

You will coach staff, manage vendor relationships, and oversee rent collection and capital projects, focusing on timely issue resolution and strong resident satisfaction.

Qualifications

• 3+ years of leadership or sales experience — manufactured housing or property management background welcome, but not required
• Comfortable owning a P&L and making the calls that protect it
• A track record of building and coaching a team, not just managing one
• Working knowledge of Fair Housing Standards and state landlord-tenant law, or the ability to get there fast
• Organized enough to keep vendor coordination, capital projects, and day-to-day admin moving at the same time
• A genuine care for the resident experience, not just hitting the numbers
• Clear, confident communication — with your team, your sales partners, and your residents

Responsibilities

• Build and sustain a high-performing team culture and coach your team around goals
• Partner with the on-site sales team to keep homes ready to show and ready to sell
• Hit or beat monthly and quarterly targets for NOI, occupancy, and collections
• Run regular one-on-ones with direct reports to coach on goals and performance
• Track and protect NOI by managing vendor, supplier, and staff spend
• Ensure rent is billed accurately and collected on time, and handle required notices
• Keep homesites and common areas in top condition and manage grounds vendors
• Flag capital project needs and coordinate with Regional VP and projects team
• Build a resident experience that encourages renewal and resolves tickets quickly

OVERVIEW

A manufactured housing community in Apache Junction, AZ (Phoenix metro) is hiring a Community Manager to run on-site operations and lead the team. You'll partner closely with a dedicated on-site sales team, keep the numbers on track, and make sure the community runs the way residents expect.

WHAT YOU'LL DO

• Build and sustain a high-performing team culture, and coach your team around shared community and company goals
• Partner closely with the on-site sales team dedicated to your community — keep homes ready to show and clear the way for them to sell
• Hit (or beat) your community's monthly and quarterly targets for net operating income, occupancy, and collections
• Run regular one-on-ones with each direct report, coaching on goals and performance
• Track and protect a positive net operating income by managing vendor, supplier, and staff spend closely
• Make sure rent is billed accurately and collected on time, and execute required legal notices and payment agreements in compliance with state law and Fair Housing Standards
• Keep homesites and common areas looking the way residents are proud to call home — manage grounds vendors and follow through on mystery-shop action plans
• Flag capital project needs and property risks to your Regional VP and the capital projects team, and keep site access, scheduling, and vendor logistics on track for any work underway
• Build a resident experience people want to renew — resolve tickets with urgency and empathy, keep ledgers and billing accurate, and keep work orders moving inside 48 hours
