Job summary

Gaines Investment Trust is seeking a Maintenance Technician for Estancia Apartments in Tulsa. The role involves responding to service requests, troubleshooting plumbing, electrical, HVAC, and appliances, and performing preventive maintenance to keep the community safe and well‑maintained.

You will prepare vacant homes for new residents, inspect properties, and assist with common areas and amenities. A hands‑on approach, reliability, and good customer service are essential for success.

Qualifications

• Hands-on maintenance or skilled trades experience is preferred.
• Ability to troubleshoot and repair plumbing, electrical, HVAC, appliances, and building systems.
• Willingness to learn, dependable, and able to work independently or with a team.

Responsibilities

What Does a Maintenance Technician Do?

Maintenance Technicians play an important role in keeping our apartment communities operating safely, efficiently, and at a high standard. They respond to resident service requests, troubleshoot and complete repairs, prepare apartment homes for new residents, and help maintain the overall condition of the community.

Responsibilities may include:

• Completing resident service requests promptly and professionally
• Troubleshooting and repairing plumbing, electrical, HVAC, appliances, and other apartment systems
• Performing general repairs and preventative maintenance throughout the community
• Preparing vacant apartments for new residents, including completing repairs and ensuring homes are move‑in ready
• Inspecting apartments, common areas, and building systems for maintenance needs
• Assisting with the upkeep of community amenities, grounds, and common areas
• Identifying and reporting maintenance or safety concerns
• Maintaining tools, equipment, supplies, and work areas
• Providing professional and courteous service when interacting with residents
• Working closely with the onsite team to keep the community operating at a high standard

Schedule Expectations

Maintenance Technicians work a five‑day schedule and participate in a rotational on‑call schedule to respond to after‑hours emergency maintenance needs.

What We Look For

Previous apartment maintenance experience can be valuable, but relevant hands‑on experience from other industries may also be a great fit.

• Previous experience in apartment maintenance, HVAC, plumbing, electrical, appliance repair, construction, facilities maintenance, or a related skilled trade is a plus
• Valid driver's license
