Job summary

Capstone Management Partners, LLC is seeking an Area Maintenance Team Leader to protect, maintain, and enhance the community value while maximizing residents' living experience through expert, timely maintenance. This full-time, non-exempt role requires hands-on repairs, groundskeeping, and customer-service excellence, with weekend/on-call availability and the ability to lift 75 lbs.

Knowledge of pool maintenance is a plus.

Qualifications

• 3-5 years of relevant industry experience; property management experience is a plus.
• Excellent customer service, strong attention to detail, and basic maintenance skills.
• Working knowledge of pool service/maintenance required.
• High school diploma or GED equivalent preferred.

Responsibilities

• Maintain exceptional curb appeal and clean grounds.
• Assist with basic repairs and general maintenance duties.
• Demonstrate exemplary customer service and teamwork.
• Keep clubhouse, offices, model, hallways and all common areas safe and clean.
• Ensure property is free of trash, debris and animal waste.
• Maintain landscaping and water flowers.
• Prepare apartments for new resident move-in.
• Advise supervisor of items needing attention (e.g., ripped carpet, torn linoleum, window/door repair).
• Provide assistance with apartment turnovers as directed.
• Communicate with Community Manager about maintenance or curb-appeal issues.
• Respond to emergencies per policies and procedures.
• Participate in in-service trainings and follow all policies.
• Contribute to resident satisfaction by meeting/exceeding expectations.
• Participate in Cardinal U training as required.
