Job summary

CAMS is seeking a dependable Maintenance Technician / Custodial Worker for a large homeowners association in Kure Beach, NC. This part-time role blends hands-on maintenance with custodial duties to keep shared spaces clean, safe, and welcoming for residents and guests.

Typical pay is $19.00 per hour with shifts totaling 28 hours weekly, including Monday start times and an on-call rotation every other week. Prior maintenance or custodial experience is preferred.

Qualifications

• High school diploma or equivalent required.
• Valid driver’s license required.
• Dependable attendance and strong work ethic.
• Experience in maintenance, building operations or custodial preferred.
• Ability to safely use standard cleaning equipment and power tools.

Responsibilities

• Inspect buildings and common areas daily for safety, maintenance and cleanliness concerns.
• Perform routine light maintenance and patching; basic repairs to doors, fixtures and hardware.
• Assist with minor plumbing and electrical tasks as needed and permitted.
• Complete preventative maintenance and seasonal upkeep.
• Maintain and clean common areas including restrooms and clubhouses.
• Report issues and coordinate with vendors for repairs.
• Clean and sanitize indoor/outdoor spaces and restrooms; restock supplies.
• Oversee grounds maintenance coordination and monitor outdoor areas.
