JOB DESCRIPTION SUMMARY

This role supports the property management team in achieving occupancy and retention goals through administrative tasks related to leasing, marketing, and customer service at the community.

JOB RESPONSIBILITIES

  1. Perform administrative tasks for the leasing office, including copying documents, filing resident files, preparing notices, handling resident calls, and organizing rent payments and collateral materials.
  2. Assist with sales and leasing activities to meet revenue and occupancy targets by conducting virtual tours, responding to online inquiries, greeting and qualifying prospects, conducting property tours, and showing apartments.
  3. Support lease preparation by generating all required paperwork and organizing resident lease files.
  4. Assist with move-in and move-out processes, working on these events and related 'turn' days, which are mandatory work dates. Any time off during these dates must be approved in advance by the Community Manager.
  5. Answer incoming calls and set appointments for property tours.
  6. Conduct on-campus marketing outreach to increase community awareness and generate qualified traffic.
  7. Coordinate resident events and functions to enhance resident satisfaction, including parties, birthday cards, unit visits, and other programs.
  8. Schedule and conduct resident visits, distribute notices such as flyers, newsletters, surveys, and late notices.
  9. Serve as an after-hours liaison for residents, responding to emergencies within a specified timeframe. One on-call shift per week is expected, schedule determined at the site level.
  10. Respond promptly and courteously to resident concerns and questions, taking action to resolve issues or escalate requests appropriately.
Physical Demands
  • Stand, walk, sit for extended periods, and perform physical activities like bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined spaces.
  • Work indoors and outdoors in all weather conditions.
  • Push, pull, lift, and carry weights up to 25 pounds independently and 50 pounds with assistance.
  • Travel may be required to assist other properties or attend meetings or training.
  • Work a flexible schedule, including evenings, weekends, and holidays, with on-call responsibilities.
Additional Compensation

Factors influencing pay include business needs, experience, skills, and location.

  • Corporate Positions: May be eligible for quarterly or annual bonuses based on performance.
  • Onsite Property Positions: May participate in weekly, monthly, and quarterly bonus programs.
