POSITION OVERVIEW

We are seeking an experienced Commercial Roofing Estimator in Fort Lauderdale to prepare accurate, competitive, and complete estimates for new-construction roofing and commercial reroofing projects throughout South Florida. This role requires practical knowledge of roofing assemblies, strong blueprint-reading and takeoff skills, and direct proficiency with The EDGE estimating software. The estimator will manage bid opportunities from initial plan review through proposal submission and turnover to operations.

COMPENSATION & BENEFITS

• Annual base salary: $75,000–$115,000, based on relevant commercial roofing estimating experience and qualifications.

KEY RESPONSIBILITIES

Estimating, Takeoffs & The EDGE software

• Use The EDGE estimating software to build detailed, production-ready commercial roofing estimates, including accurate digital quantity takeoffs and pricing.
• Analyze architectural/structural drawings, roofing plans, roof details, specifications, schedules, bid documents, addenda, and scope requirements.
• Calculate roofing areas, insulation and tapered packages, perimeters, flashings, roof penetrations, edge metal, material quantities, labor, equipment, and subcontracted scopes.
• Develop complete material, labor, equipment, waste, overhead, and margin calculations; verify quantities and assumptions before bid submission.

Commercial New Construction & Reroofing

• Prepare competitive bids for both ground-up commercial construction and existing-building reroofing, including occupied high-rise, multifamily, industrial, institutional, and large commercial properties.
• Estimate TPO, PVC, EPDM, SBS/APP modified bitumen, BUR, commercial metal, tile, coatings, recover systems, and related waterproofing or sheet metal scopes.
• Evaluate reroofing conditions, tear-off, disposal, deck repairs, insulation replacement, temporary protection, roof access, phasing, and tenant/operations constraints.
• Participate in pre-bid meetings and site surveys; document field conditions, constructability constraints, and scope clarifications.

South Florida Code, Approvals & Technical Review

• Interpret applicable Florida Building Code, Miami-Dade and Broward HVHZ requirements, wind-uplift and roof assembly requirements, and local permitting considerations.
• Review Florida Product Approvals, Miami-Dade Notices of Acceptance (NOAs), manufacturer details, and roof system specifications to support compliant estimates.
• Identify design discrepancies, missing scope, access constraints, exclusions, and cost risks; prepare RFIs, bid qualifications, and alternates.
• Solicit and compare supplier and subcontractor quotations; confirm current pricing, lead times, proposed materials, and approved roofing assemblies.
• Develop and submit clear, professional proposals with defined scope, inclusions, exclusions, unit pricing, alternates, and value-engineering options.
• Track invitations to bid, deadlines, addenda, bid status, follow-ups, and estimate revisions; work with sales, leadership, general contractors, owners, and roofing consultants.
• Conduct estimate reviews and detailed handoffs to project management after award, including takeoffs, budgets, production assumptions, purchasing needs, and bid clarifications.

REQUIRED QUALIFICATIONS

• Demonstrated hands-on experience with The EDGE estimating software is mandatory. Applicants must be able to independently produce detailed commercial roofing takeoffs and estimates in the system.
• 5+ years of commercial roofing estimating experience, with a strong record of bids for both new construction and reroofing.
• Direct South Florida estimating experience, including work in Miami-Dade, Broward, and/or Palm Beach counties and familiarity with HVHZ requirements.
• Advanced ability to read blueprints, specifications, roof plans, details, addenda, and complex commercial roofing assemblies.
• Knowledge of flat/low-slope roofing, commercial sheet metal, roof insulation and drainage, waterproofing interfaces, demolition, and installation labor requirements.
• Proven skills in bid leveling, material/labor pricing, scope development, proposal writing, and multiple concurrent bid deadlines.
• Strong Excel, documentation, organizational, and communication skills; ability to coordinate with field personnel, vendors, and construction partners.

PREFERRED QUALIFICATIONS

• Experience estimating large-scale or multimillion-dollar commercial roofing projects, including high-rise multifamily, hospitality, hospitals, industrial, airport, or government facilities.
• Established relationships with South Florida suppliers, general contractors, roof consultants, and manufacturers.
• Experience with Bluebeam, Procore, and other digital plan review or construction-management tools.
• Prior roofing field, project management, procurement, or operations experience; bilingual Spanish skills are a plus.
