Tiello LLC in Jacksonville, Florida is seeking an experienced Project Manager / Estimator to oversee commercial construction projects from estimating through execution and closeout. You will work with clients, general contractors, vendors, and field teams to ensure projects meet budget, schedule, and quality expectations.

The role requires 5+ years of commercial construction experience, strong estimating and project management skills, and the ability to travel within Northeast Florida.

Compensation:

$75,000–$100,000 Base Salary + Bonus

Tiello is partnering with a growing specialty contractor to identify an experienced Project Manager / Estimator to join its team in Jacksonville, Florida. This position will support commercial construction projects throughout Northeast Florida, covering the area from Daytona Beach to Fernandina Beach, including Jacksonville.

This is an excellent opportunity for a construction professional who can combine estimating expertise with hands‑on project management. The ideal candidate is detail-oriented, proactive, and comfortable taking ownership of projects from initial estimating and preconstruction through execution and closeout. This individual will work closely with clients, general contractors, vendors, superintendents, and field teams to ensure projects are properly estimated, efficiently managed, and completed according to budget, schedule, and quality expectations.

Key Responsibilities

• Review construction plans, specifications, and project conditions to determine scope of work, material requirements, labor needs, and potential project risks.
• Perform quantity takeoffs, develop cost estimates, obtain vendor pricing, and prepare accurate proposals and bids.
• Build and maintain strong relationships with general contractors, clients, consultants, vendors, and other project stakeholders.
• Manage multiple commercial construction projects from estimating and preconstruction through execution, completion, and closeout.
• Coordinate with superintendents and foremen to plan manpower, materials, equipment, schedules, and project logistics.
• Manage project documentation, including contracts, submittals, RFIs, purchase orders, change orders, billings, and invoice approvals.
• Monitor project budgets, labor hours, production rates, material costs, and overall financial performance to identify issues and maintain profitability.
• Conduct job site visits and attend project meetings to monitor progress, resolve issues, and support field operations.
• Coordinate quality assurance and quality control documentation to ensure work complies with project specifications and manufacturer requirements.
• Manage punch lists, warranty requests, and project closeout documentation.
• Promote safe work practices, clear communication, and accountability across project teams.
• Maintain professional relationships with clients and coworkers while following through on project commitments.

Qualifications

• 5+ years of commercial construction experience required.
• Experience in project management, estimating, and interpreting construction plans and specifications.
• Background in waterproofing, building restoration, or related specialty construction preferred.
• Ability to perform takeoffs, develop estimates, evaluate costs, and prepare competitive proposals.
• Experience managing project schedules, budgets, documentation, subcontractor coordination, and field execution.
• Proficiency in Microsoft Excel, Word, and Outlook.
• Familiarity with PlanSwift, Bluebeam, or On-Screen Takeoff is a plus.
• Strong organizational, analytical, and problem‑solving skills, with the ability to manage multiple projects and deadlines.
• Excellent written and verbal communication skills, including the confidence to address project challenges and resolve issues proactively.
• Ability to work independently while collaborating effectively with office personnel and field teams.
• Willingness to learn established processes, take ownership of responsibilities, and remain accountable for results.
• Valid driver's license and willingness to travel to job sites throughout the assigned Northeast Florida service area.

Preferred Experience

• Commercial waterproofing, building envelope, and restoration projects.
• Specialty contracting environments involving coordination between estimating, project management, and field operations.
• Experience working with general contractors, consultants, vendors, and commercial project teams.
• Familiarity with project cost tracking, change order management, quality control, and construction closeout processes.
